The job went very well and I am very happy with Bob Smith Plumbing. I had a couple estimates prior to Bob Smith Plumbing that included possibly tearing up the floors in my garage, kitchen, Florida room, living room, and one bedroom depending on what they saw underground when they started. I was relieved when Jimmy from Bob Smith Plumbing told me that they would not have to tear up my house to fix my broken pipe underground. They were able to go underground from my front yard and tunnel under my house. Another concern was that they would have to tear up my driveway or my sprinkler system in the process but that was not the case either. I was able to stay in my house while all the work was performed and my water never had to be turned off during any of it. I also liked that they replaced all of the pipe under my house and not just the broken pipe. They were prompt and showed up when they said they would. They were clean and tidied up prior to leaving for the day. Everyone from the company that I dealt with was nice. I would definitely recommend Bob Smith Plumbing.
We contacted a plumber who referred us to Bob Smith Plumbing. They came out, assessed the issue and gave us an estimate. We also had several other plumbing companies come to provide estimates, hoping to have several quotes to compare pricing. We were unwilling to hire a company to drill through the slab to replace the pipes, so each company was told before coming out that they needed to be able to tunnel under the house to repair the problem (to ensure we didn't waste anyone's time).
The quote process was irritating; many of the comparable companies required several visits and estimates to get what we wanted correct. A few would even state they could tunnel on the phone when making the appointment, only to come out and prepare the wrong type of quote because all of a sudden they realized their company has a policy against tunneling (but they still came out!!!! ugh!)
Luckily, Bob Smith got it right and I felt completely comfortable with the process they use - they dig under the house using a hydro-excavation process to pull all the dirt and crud out from a small tunnel they create along the sewer pipes. Then, they replace the pipes, attaching them to the underside of the slab with steel rods and hangers every 4 feet (which adheres to building code). After their work passes an inspection, they backfill the tunnel and the work is complete after a final inspection. We asked them to prepare a quote to replace the entire house's cast iron pipes, not just the broken section (we did not want to have to do this in 10 years when the rest of the house would inevitably fail).
They showed up on a Monday morning and dug the tunnel. On Tuesday, they came back and attached all the PVC piping and connected it. Several days after that, they backfilled the tunnel and we passed our final inspection and the permit was closed. There was absolutely no interruption in our normal use of bathrooms/showers/sinks. I would not recommend being home during the excavation process, since it is loud, but they work during business hours so I was able to go to work during the day and not be disrupted. Any delays from their date of completion to when the permit was closed were entirely due to the county inspection process (it did take a couple weeks to close).
My fiance and I were shocked at how seamless the transition was. We went from months of not being able to use one side of our house - the bathroom & shower - and all of a sudden our bathroom was completely restored and functional with no impact to the interior of the house (no dust, no dirt, just happy flushing toilets and draining sinks!). As a bonus, the replacement also appears to have fixed a problem we were having with cockroaches (ew!!!) since there are no longer huge gaping holes and breaks in our sewer lines. Also, we got pictures of the pipes connected to the slab so that we can share these lovely memories with our relatives and friends, haha.
I cannot thank BSP enough for their work and hopefully I will never, ever have to use them again :-) but I will recommend their services to anyone who encounters the horrors involved in cast iron plumbing replacement.
