Since that time that she purchased the house the following has been discovered:

there was a leak in the ridge line of the roof which also damaged the ceiling dry wall

There were multiple leaks in the plumbing for the upstairs bathroom shower which required cutting into the drywall for the adjoining bedroom and the living room ceiling

mold was discovered due to improperly sealed drains under the sink which required the removal of the granite countertop, replacement of two kitchen cabinets and the replacement of the countertop

there are at least two bad breakers in the electrical panel

the airconditioning  unit had multiple issues - the outdoor unit dated from 2004 and was installed directly on the ground with no concrete slab underneath it.

The upstairs unit was purchased in 2014 and then jury rigged to work with the older unit on the outside to accept the older coolant material.  Clearly, no permit was pulled for this installation

She depended on this company's expertise to protect her from issues that she did not have the experience to discover on her own.  These problems have cost her thousands of dollars to fix.  If these items had been identified during the inspection, she would never have purchased the townhouse. A knowledgable, competent inspector should have been able to discover all of these issues .... 

.At a minimum, her money for the inspection should be refunded.  This was a clear example of gross negligence on the part of the

inspector.
