I've been designing and drawing blueprints since the early eighties. I've been in the building Supply industry most of my life. It helps greatly. When I started drawing the building department would give you guide lines to follow so that your client could pull a permit. Now you need a qualified individual to sign and seal the blueprints. I still design, but now I work with individuals who qualify the drawings. I know the process well. Whoever you use, that person must be well aware what each municipality requires. Check out this house on Redfin 1814 Lago Vista in Palm Harbor. I designed this house for a past owner of Remax Palm Harbor. Do to poor soil conditions it has special foundation work. The homeowners needed to garage their 32 foot RV; where the design started. I prefer smaller jobs now with quick turnaround but I do larger ones. I quote fair prices and give you a realistic turnaround time. Good as-built dwgs. are key to remodel pricing, fewer surprises, accurate builder bids.

"this guy tried to build something in his backyard without a permit got caught. I tried to help him out. I knocked $1,000 off the price and he was really pushing the amount of time do it. at this point we are two weeks into this job. what he does not understand is that I have responsibilities to the people who have concluded business with me; I have to respond to remarks from the building department through permitting. this happens all the time. I am going to finish these plans in the next two days and deliver them to him. what he does with them on this is his business. That will put me a little over 2-weeks to completion."
