I was referred to Julio Miranda by a friend of his, a handyman who has done smaller jobs for me over the years. Julio is a young energentic hard working man who is always willing to listen to you and address your concerns. He took me though the permit process and walked me through all the steps involved in such a large undertaking and made it simple for me to understand. What I will say is that with ANY job THIS large in scope, you HAVE TO BE INVOLVED IN EVERY STEP!! I would go down to the building Dept WITH him, ask questions along the way. Julio was VERY receptive and answered ALL my questions to my satisfaction and if I didnt understand I would ask for further information. There were no REAL surprises since everything on one half of the house was torn out, and replaced. NOTHING that was original to the house remained and EVERYTHING was brought up to present hurricane code. In fact, I asked him to go ABOVE the code and he did without question. My exterior walls have 19 columns instead of the code which requires 6 columns, making my home 3 times above code. I went above code which required more work but Julio never complained and just complied with my wishes. I picked out all my own finishes and I mean everything. I made sure to NEVER hold up the workers because when you do that you delay the finish. When all was said and done, we were off by only 7 days. MAKE SURE to get ALL your ducks in a row with the city where you live and NEVER EVER change plans once they have been approved by the city. THAT means you go back to the building dept. and have to get EVERYTHING RE approved which takes time and causes delays. Before the plans were submitted I looked over EVERYTHING to make CERTAIN that it was EXACTLY the way I wanted. Now for his sub contractors. The AC guy was TERRIFIC. The plumber was fine. the electrician was god awful. I cannot recall the company but I would NEVER use them to plug in an outlet. They made mistake after mistake. They would never come unless they were given a 3 day notice, which is absolute CRAP! I never heard of such a policy. There were times that they wouldnt even return Julios calls. Other than that the job ran smooth
