There are good reasons that they have a "D" rating with BBB. The inspector was not qualified and actually even fabricated false findings. They don't realize that they do a dis-service to buyers and sellers alike. I would not hire them to inspect a dog house.

Missed extensive water damage under sink. Also oven not working. Repair process very complicated. They don’t pay for cause of issue such as disposal or fix the water damage. Will only pay for labor to install a new disposal. Also, have to get estimate and file claim before they will repair. Only repair. They will not replace. If need replacement you have to purchase and then they might pay labor up to $500 total all claims combined. You would have to be blind not to see leak and water damage under sink. Be very wary of this company. All warranty advertisements listed are very misleading.

Most inaccurate report I have ever seen. Even after discussing issues with the inspector he turns in a report that I can’t use to negotiate the price of repairs with the seller.

STAY AWAY Terrible liars. - An inspection was so called completed in 10 minutes - they never checked the roof and just used pictures from the previous report and when management was confronted I have voice text and emails that they confirmed they would refund my money for a poor job done, they did not refund and I had to file a complaint against them and was rewarded a refund even though they refused to pay the refund, not a creditable company.

Hired Max Home Inspections because the pricing was in line with other companies, but they also include some warranties. I honestly thought the inspection went well. In general, the pictures looked thorough and highlighted some details around the home. I have since found that the inspection of the roof was not thorough and the reports were at best misleading. The reports do cite a crack in mortar, but estimate a fix at $250. They do also show the flat roof having maybe 5 years of life remaining. But, the main roof is written up suggesting 75% - 50% of life remaining. Additionally, the 4-point inspection done for the insurance states that a permit was pulled to replace the roof 10 years ago. I had an insurance inspector out this past week as I now have a leak in my roof. He said that the tiles on the roof are clearly at least 25-30 years old because the type of tile was discontinued right after hurricane Andrew in the early 90's. 2 Roofers have concurred that the roof is too old to patch and needs to be replaced. I went back to research the permit and it was only for the flat roof portion - the inspector clearly didn't even read it. When I contacted the inspector he scolded me that in multiple places it suggests to talk to a roofer. He is correct, but it also suggests the roof is fairly new and the costs to repair minor problems are low. I've attached the screenshots of the report. Would you feel misled by the report below?

The prices cannot be beat. Their online chat representatives and telephone reps are top notch and very, very responsive. I have absolutely no complaints whatsoever about the professionalism and quality of the office. That being said...our inspector cost us a great deal of money. First, he uploaded a portion of someone else's report into ours. This particular part said we had sagging floors in the home, and had I not reached out to the company directly for an explanation (it didn't look like it was anywhere in the home we were purchasing), only then did I find out that this was NOT OUR HOME. I had just scheduled a floor specialist to come out and inspect the floors in the home for $400.00. The other thing that cost us a great deal of money and time, which is invaluable when you're buying a home, is that the inspector couldn't get into our attic. We were able to get into the attic right after he left, but we were forced to have to pay another $125 to have him come back to the house a second time so that our wind mitigation could be completed. Lastly, the inspector keeps saying there are termites in the home and there are not. We had to pay another company $150 to get a termite report stating that there are no termites there...because there aren't. What should have just been $450 turned into over $600. Will we ever use them again? Yes, because they were prompt, kind, professional and fast. But we will ask for an experienced inspector.

They are professional and reports always came in a few hours or the next day if the inspection was done late afternoon, very accurate and to the point.

Max Home Inspections was a HUGE disappointment and liability for me. The inspector completely missed that the main drain of my pool was broken, leaving me with a $1,500 issue that was too late to get a seller credit for. The owner of the company came to my house and admitted that the inspector did not do a proper pool inspection. After two months of me contacting the owner in an attempt to get him to take some responsibility for his inspector’s mistake, he finally agreed to give me $200 toward the $1500 problem. I agreed to that low offer because I just wanted it to be over. But after I refused to sign a release of liability for the entire home inspection, asking instead for a release specific to the pool, I never heard from the owner again. Which is shocking to me because I was more than reasonable with what I was willing to accept. So not only was Max Home Inspections negligent in its inspection, but the owner did nothing to remedy a very costly mistake that his company made. I understand that companies make mistakes - but to take no reasonable responsibility for their mistakes makes Max Home Inspections a company that doesn’t deserve anyone’s business.

We are first time home buyers and were very weary of what our inspection would discover. Nick was our Inspector and we couldn't have been happier with our experience. He was thorough, clear and direct and had an amazingly approachable demeanor. We had no doubts that he was inspecting our home as if it were his own. We were kept informed of any and all issues he found throughout the home and felt completely comfortable with his findings and his report. What a great experience and a flawless personal touch.
