Affordable Home Inspections, founded in Palm Beach County in 1987, has been performing pre-purchase home inspections continuously for the past 38 years. All inspectors are licensed by the state of Florida and have received additional in house training as wells ongoing continuing education. Each has special training in Thermal Imaging and Sewer Camera inspections. Our inspectors are full members of The Florida Association of Building Inspectors (FABI). In addition to residential inspections we also perform commercial property inspections. We provide owner's representative and consultation services. The biggest item that Affordable Home Inspection found was an existing roof leak, with damage to the sheathing, fascia, and the existence of wood destroying organisms (mold, I guess). There was no mention of the size of the damage and when I pressed for photos, it took days for the photos to be delivered. And then, there were only two photos, both of which captured the same exact image. I can't believe that more photos weren't taken and accurate measurements of the damage.
Long story short, now that we've moved in, we've found a few things that I feel should have been picked up on the inspection. The door bell doesn't work, the garbage disposal needed to be replaced (prior owner did this), and there are several cracks on ceramic tiles that are clearly visible. None of these were picked up on the inspection. The cracked tiles are not under furniture or in hidden places. Also, several light switches don't work correctly. The inspection noted leaks and some tearing of the solar panels, but again no pictures of the damage. In this day of digital cameras (not to mention cellphones that take awesome photos) there is no excuse for not taking a bunch of documentation.
The contract itself had a bunch of exclusion, so I should have guess that I wasn't going to get a thorough inspection. I gave a "C" because I think that the company was quick to respond to the inspection and timely, but the product is just substandard. It's too late for me now. The house has closed and was sold "as is" so anything not picked up on the inspection is now my responsibility.
3-17-16 update - Now that we've been in the house making repairs, etc. we've noticed a bunch of things not mentioned on the inspection report. The most distressing are cracks in the ceramic tiles in the kitchen and living room. These areas were not under carpets or furniture and should have been picked up. When carpet was removed in one of the bedrooms there was a crack in the foundation slab. That could not have been picked up, but the cracks are another thing. Also, there are two electrical outlets by the kitchen sink that do not have the proper GFCI protection. This was never mentioned on the report and is a life hazard.
