EDC Professional Home Inspections is a Veteran owned small business providing a full range of inspection services. We provide a free Thermal Imaging Scan, "Now that You've Had a Home Inspection..." maintenance handbook, and a free Home Energy Report with every Full Buyer/Seller inspection. We also provide a 100 day inspection warranty, so you can rest at ease that if something fails after we've inspected and found it in good working order that it will be covered by warranty.

Services we offer
4-point inspection, Home Energy Inspection, Mold Inspection, Providing a complete service from full Home Inspection to insurance survey. Services include Buyer/Seller Home Inspection, Wind Mitigation survey, Wood Destroying Organism (Termite) inspection, and Chinese Drywall. All of our inspectors are Level 1 Thermographers so if you need assistance solving a building diagnostic question, and ancillary inspections such as pool, moisture, we do that also., well water sampling

Eric Coplin was very thorough and detailed. I highly recommend for a home inspection. He was professional, knowledgeable, and easy to work with. He was honest and provided money saving tips. He takes his time and doesn't rush through his inspection, which is awesome when purchasing a home.

Erik was amazing. He was very thorough and provided multiple explanations as he went through the inspection. We had the opportunity to ask questions for clarification to make sure we understood exactly what he was finding or not finding in the home. We even had a follow up question after the inspection and he kindly answered those questions as well. Erik's report is outstanding! Within the report he provided levels of repairs needed and how urgent. When we called companies(ie: plumbers, AC) to provide the repairs, we were able to directly reference the report with clarity. The companies knew exactly what we needed from them.

Erik Coplin was simply outstanding. Definitely the most knowledgeable and thorough professional I know in this business. He arrived early and stayed later than necessary to answer the barrage of questions my Wife and I threw at him. His answers to our questions, along with recommendations on various maintenance topics, were very detailed and informative. His final reports provided extensive details on every inspection performed, along with exception videos and high resolution pictures. Erik is definitely worth every dollar spent, and then some. My Wife and I both cannot boast enough about the exceptional home, pool, and wood destroying organisms inspection services Erik performed on our new home. He is a true professional in this business.

Erik Coplin is the consummate professional. He provided us with an accurate inspection and detailed report. When the deficiencies were addressed by the seller, Erik re-inspected the property. In addition, he provided a 100-day warranty on the items he is required to inspect, with additional warranties against mold and sewer problems that are good for 90 days. The terms
are 100 or 90 days from the day of inspection; or 22 days after closing, whichever is longer. We highly recommend Erik Coplin. You can depend on him and his service!! :)

Erik Coplin was a true professional. Some people like to act like they know what they are doing. Other really know. Erik really knows. I appreciate the time he took and the explanations he gave. He seems well trained and has a stong knowledge base.

Erik was absolutely wonderful! As first time home buyers, we have been very overwhelmed with the process. Erik took us through every major issue he found and answered all of our questions. The inspection took a total of 3 hours during which time he was very thorough and well mannered. He made sure to indicate if there were minor issues and he did not try to sell us extra services. Rather, he only offered a recommendation for a service provider when we asked for his recommendations. He also gave us tips for energy efficiency and explained the benefits of having the appliances that came with the house. He made it a point to show us where the issues were and indicated the approximate price that fixes would cost. We made a next day appointment. Overall, the experience was really fantastic! I would definitely recommend him to anyone and everyone.

Erik was very thorough, and knowledgeable. I was very impressed with the closely he inspected the home, he even caught two issues which the previous owner had done a very good job of trying to hide, and which I completely overlooked. Overall I could not have been happier. I have worked with other home inspectors for previous houses, and have been painfully aware that I knew more about home construction than these so called experts, but when dealing with Erik I felt like I was talking to someone who truly knew his business. I highly recommend him and will only use him in the future. Oh, and in addition to his expertise, he was able to inspect the house immediately!

We had a house inspection done about one year ago with EDC Professional Home Inspections. Eric Coplin was GREAT. We'd recommend him highly and use him again. This year we have been looking at switching home insurance. I couldn't find a copy of our Wind Mitigation Report. I called EDC. Eric answered the phone and within 5 minutes was able to locate our report and send it to me over the internet. With his help, we're saving several hundred dollars in home insurance.

He showed up a little early and got straight to work. We had a completed report with pictures of everything within 24 hours. Extremely prompt, professional, thorough and very good at explaining and educating us. We were very pleased and would recommend him to anyone!

We had a musty smell in one room of the house, and weren't sure if it was a roof leak, a plumbing leak, or what. So we decided that a home inspector is the right person to call. Fortunately we called Erik and he was able to come out right away, which was a great relief.
He did a VERY thorough inspection, including thermal imaging (which is like something from a sci-fi movie, better than a visual inspection alone). Erik discovered a problem with our air conditioning system that was causing water to back up in a hidden way in our garage, even though the air conditioning seemed to be heating/cooling the house just fine.
He did an extremely thorough inspection -- floor to attic, inside and outside. Highly recommended.

We loved Erik and thought he did a wonderful job. He went above and beyond by answering all questions and even researching through the county and the chamber of commerce for best and cheap water labs in the area to do a water sample for us. He took care of everything, gave us a full report within hours of the inspection and even detailed what our estimated annual utility costs for the house would be.

Erik arrived promptly and started inspection work at around 10:00 in the morning working non-stop until around 3:00pm. It was clear we were dealing with a real professional. Not only was his work ethic impressive, but the politeness and consideration he showed when interacting with the tenants of these properties was greatly appreciated, as was his friendly demeanor and highly informative communications with us throughout the process.
The inspection was a Saturday. Erik was aware we needed the inspection reports by Monday. In fact we received them at 7:00am on Monday morning. They were most thorough, carefully annotated and beautifully presented with many clear photographs and diagrams. In spite of the wealth of technical information this report was easily understandable to laymen like us.
We feel very fortunate that we discovered Erik's company. Not only was his the most reasonable of all the quotes given us, but I cannot imagine anyone would be able to improve upon the service he gave us. There is absolutely no doubt we will have need of his expertise in the future.
Approximately a month ofter the first review, our positive views of Erik Coplin and his company were confirmed and reinforced when he did similar work on a second property. Owing to the demands of the insurance company we had to furnish additional documents for both properties over a period extending over a month from when the initial work was carried out. On all occasions Erik's response was very prompt, pleasant and accurate, making our experience in a field in which we were unfamiliar much less stressful than it would otherwise have been.

Everything with EDC Professional Home Inspections went GREAT. Erik Coplin was very professional and personable. He arrived early. He was very thorough with the home inspection. He walked me through the house and showed me various things that I should be aware of. He made sure all of my questions were answered before leaving. He had a complete report of the house inspection sent to me the same day. (We had a morning house inspection.) I would highly recommend EDC.
