Renting from Verandah is a nightmare. Any maintenance request takes weeks to fix, even if it is a serious health hazard. We had sewage water back flowing into our showers for 2 weeks before it finally was fixed after numerous calls and an email stating they were going to get turned into the DOH if it didn’t get fixed immediately. They may be good for the owners of the home, but don’t expect tenants to renew the lease the way the take care of the properties.

I was dealing with a horrible company before and then I found Verandah! They got my property inspected, cleaned, listed and rented in 3 weeks. I own a large 5,000+ sqft luxury single family house and previously used a different property management company that left a bad taste in my mouth from their lack of professionalism. My realtor said she heard good things about Verandah Properties, so I contacted them and from the beginning, it was a very smooth, organized and professional process. Night and day difference from my previous experience with the other company. They emphasized they care about the quality of the tenant and have very strict screening procedures to help make sure my tenants are likely to take care of my investment and meet their financial responsibilities, which I really appreciated. Verandah ended up finding wonderful tenants in a reasonably fast time frame. They have been perfect tenants. The property at one time had a major leak (not their fault) and Verandah handled all the insurance and work orders on my behalf. They truly make having a rental property an effortless investment. I would highly recommend them whether you have a small condo or a large single family house like in my case. They are very detail orientated and easy to communicate with. 10/10

Don't do it, we had a bunch of issues with them, from bad communication, repairs to deposit disputes. You probably will loose half of your deposit even if you clean the property. Be aware of them taking advantage of tenants. Our fridge was never repair or replace even that we sent a recording with the horrible noise. Drawer in kitchen broken when we move in and try to charge for it after we moved. Im hiring a lawyer to dispute my deposit even if it cost me more. Just for the principles off bad management.

Hello; I have reached out to our team who have come up with the following after in-house research on this matter. When the complainant tenant moved in 1 year ago there was not a broken drawer. The refrigerator was not fixed, and he was not charged anything for it, because there was and still is nothing wrong with it. He was never able to prove it made this noise. This was the only maintenance request that did not get resolved in the 1 year he was there. The refrigerator is still working properly and Ann (Maintenance Specialist) nor the new tenant have heard this "noise" that was reported. The tenant/complainant moved out June 4th. Some charges were disputed, however, we gave him back some money when that happened, even when the house was left a disaster. We had to do a trash removal, carpet clean, maid service and touch-up from holes in the wall. Additionally the tenant/complainant moved out prior to the end of his lease and did not keep utilities on. He does not feel he should be charged for those days of rent and utilities. Regarding communication - We don't have any complaints reported or history of lack of communication. Prior to his vacancy, the tenant requested a 6-7 month lease extension. This was approved and then he changed his mind and went ahead and vacated. On his last day of occupancy, he stated in an email to us that he had vacated the home and had not cleaned the carpets (so he actually approached us about it not being clean). Also that the keys were left in an outside hole on the side of the property for us to pick (luckily Ann was able to get them immediately) Thank you Pamela McNab-Syvertson - Broker/Owner

Description of Work: I managed my six rentals for over 10 years on my own, and also worked a full-time job. I had certain fears from seeing other management companies operate in my neighborhood. | |My first fear was them putting in a bad tenant just to fill the house. Verandah screens the tenants extremely well. They will reject anyone not up to their standards. I live in this neighborhood, so it's important to me to have tenants I also want as neighbors. I have used Verandah since 2012 and they find great tenants! | |My second fear was I would get ripped off with repair bills. Verandah has relationships with repair people who give them good prices in order to get repeat business, and that is the amount I pay. When repairs are needed on my 30-year old properties, the costs have been very reasonable. | |Also the tenants are made to be more responsible than with an owner/landlord. Example: spoon stuck in the garbage disposal. I would have previously paid for that repair bill. Verandah separates tenant issues from landlord issues. If the tenant broke it, it is charged to the tenant. Nice! | |I thought there would be higher turnover with tenants who find a rental through a management company, but that has not been the case at all. And when tenants do move out, I'm not stressing with walk-throughs and screening new tenants. | |Paul is the manager who handles all of my rentals. He is always on top of things. He is very calm and organized, no matter what the issues are. He is polite. He returns calls and emails promptly. He does a great job! | |If you are new at being a landlord, you will make expensive mistakes through trial and error. It takes a long time to get good at it. If you have been doing this a while, as I was, eventually you burn out managing them yourself! I now have my life back. It is worth the money. I should have done this years ago.

I did not use them because we decided to sell the house. Tara Chamberlain came out and I was very impressed with her. She really seemed to really know what she was doing. She had good ideas. I almost had no problems going with her at all. I felt very good after I interviewed her. I felt very good about the company. They came out promptly. They were on time when they said they’d be there. She gave me a lot of good suggestions on how to improve the house, what to do to make it more appealing to tenants. She’s very personable. I would have no qualms going with them. I really wish I had kept the house and had gone with them to rent. The quote they gave me is 10% of the rental and that’s the standard price. She called back every time I called her. I felt like she can get along with the tenants. I like her and I felt that the tenants would like her, too. She had enough ability to sit there and talk to tenants about what’s needed to be done. I felt confident that she knew her business.
