We live in the Tuscawilla area, and own a home that like many is in a fantastic location, but is 25+ years old and in need of some updating. One of the major projects my wife and I settled on was wanting to increase the size of the home by adding another bedroom and bathroom. I had a similar project like this done at my old home so I reached out to that GC to get him engaged, we went back and forth on plans for several weeks and then I received an estimate. I had also met Jon Erickson who is local to the area and asked him for an estimate on the project as well. After working through the details with each contractor we decided to move forwards with Hingle Erickson as I just felt more comfortable with Jon, he seemed to "get" what I wanted and was more willing to do what we wanted than what was easier to accomplish...We went back and forth on the final details of the budget once the final plans were drawn and we settled on a game plan. The project was to start 2nd week of October, with a goal of being "in" or complete by Christmas, so 8-9 weeks. From Day 1 things moved very quickly...it seemed that there were multiple subs on site at any given moment, and Jon was by frequently to check progress and review details. Within 2 weeks the new bedroom floor (we had to raise the old garage floor as I didn't want to step down into new room) was done, new garage block was done, and new bed/bath framing was done. Within 4 weeks the new roof and all plumbing, electrical, insulation, drywall and paint was done! Then 2 weeks later we had final inspections! Yes a total of 6 weeks from first to final inspection and we were moved in before Christmas!
The final product is simply awesome, and is exactly what we were hoping for and is completely in keeping with the original house which was a major concern for us (you would not know which part is the addition and which part is original house ;) However, I believe the things that we appreciate the most are the small details that were not part of any initial scoping as they were simply not large enough to consider at the early stages of such a project, examples...added bracing behind the bathroom walls for the various hangers so they wont pull out of the wall EVER! wood trim around the window sills just for added decor, added bracing and wire routing for the TV to be hung in the perfect location, door jambs with smallest possible undercut so almost no gap to wood floor, all trim and moldings matching existing home helping a constant feel, etc, etc...as with any project, it is these details that you do not initially consider which make or break the end result...
As for budget, I would say that we were on track with where Jon initially told us we would be...I was constantly on him thinking we could do better, but as small things came up during the project it was clear that we would come in as per his expectations (ie, I wanted to remove the contingency costs and wanted to get other items done cheaper...but on the flip side we decided to upgrade the insulation in the walls, added some storage above new garage, upgraded windows, upgraded to wood flooring vs initial carpet budget, so there was increases and decreases throughout all the while trying to stay on initial budget). So...with all this in mind...I would say that we were completely satisfied with the work done by Hingle Erickson...The project was done on budget, ahead of schedule, and with more nice detail than we had expected ;) I do not know much about construction, but I would imagine its a rarity that can be said when hiring a GC.
I have already recommended them to other friends looking at home addition/conversion projects and I would absolutely use them again...;) Hope this review is helpful to those considering options...
This time am doing a whole house renovation, and Larry has been a great help. The project is on-time and on budgetAm not a fan of his Architec, Mr. Krone, so get your own. Overall I'll say Larry will meet and or exceed your expectation. For Small, Medium of Big project like mine, Larry is worth a call.
the original scope of work:
build a 22?x24? double detached garage with paver driveway at our personal residence
the quote:
We started by getting 4 quotes for this project (2 of the contractors were recommended by a friend). We set up an appointment with Larry so that he could get the details of our project. He arrived on time and was extremely personable and professional. When he was about to leave he asked if it would be possible to present his quote face to face rather than by phone, email etc. Of all the contractors, he was the only one who asked for this opportunity. We didn't think anything of it at the time, but in the end, this additional meeting and that he was one of the contractors recommended to us was what sold us on using Larry and Hingle Erickson as our general contractor for this project. When Larry presented the quote, he created transparency in every cost involved in the quote (nothing was hidden). Each piece of the project was itemized from architect fee?s, permit fees, doors & windows, electric, framing etc as well as Larry's fee for supervising the project. All of the other contractors just provided a ?total price which was either presented by a phone call or email. Larry's quote was not the lowest or the most expensive, but it was the one we had the most confidence in. He was also the only one that we felt we had already stated to developed a partnership with. He was also the contractor who had invested the most his own time into bidding for the project (quote and presentation)
the final scope of work:
this project more than doubled in size. this was due to us adding additional work onto Larry?s plate as we were so satisfied and confident in what he was doing with the garage. With the change in the scope of work NEVER did Larry ask to increase his supervision fee. We however were not comfortable in it not being increased and offered to increase it. The amount of the increase was left up to us to make, Larry did not dictate or influence what it would be.
the quality of work:
Larry has a very extensive list of subcontractors that he uses. The quality of the work that all of them provided was exceptional.
The things that most impressed me:
- - things happened very quickly
- - people showed up when they were to complete their portions of the project
- - all of the subcontractors kept the work site both outside and inside our house exceptionally clean and safe at all times. When i commented to Larry that i greatly appreciated and was impressed by the way that the subcontractors kept things so clean, Larry?s comment was ?if the don?t work clean and safe, they don?t do work for me".
the end result:
The project was finished on time and the garage/driveway was completed under budget (even with us adding in some extras into the garage that weren?t in the original quote). With the extras that we added, there was also never a change fee.
When it comes to details I?m exceptionally picky. Design is my profession and I see every detail and imperfection. i couldn?t be happier with the quality of work in every aspect of the project and the attention to detail that Larry also has. Along the way if there was anything that I wasn't completely satisfied with, Larry made sure it was corrected to my satisfaction. These instances were few, as Larry was on top of the details on his own.
The second project....
the quote:
When it came time to complete the remainder of the changes we wanted to complete in our home, we immediately turned to Larry and did not even approach any other contractors for quotes. Larry was aware that we wanted to complete this project as cost effectively as possible while not sacrificing the end result. Once again, Larry presented a transparent quote with every cost fully detailed. During the presentation Larry offered many suggestions on how costs could be cut and was also willing to work with suggestions that we had too. This required Larry to spend more time in pulling together all of the necessary facts to see if and how our combined suggestions for reducing costs would impact the final quoted price. Larry obtained the information quickly, and once agreed upon the project was underway.
the construction phase:
Once again, everything was completed on time, under budget and with great attention to detail. In addition, even during the construction phase Larry continued to look for additional ways to cut costs..... i had specified a specific type of stacked stone for the planters and fireplace, of which we had agreed to use. During the construction phase Larry found an alternative stacked store that was 1/2 the price of the stacked stone that I had specified. We went with his suggested alternate and I think it looks better than what I had originally specified and save us well over $1500
the end result:
we are completely satisfied with all of the work that has been done and in the professionalism and ethics that Hingle Erickson brought to our project as well as all of the subcontractors that they brought into the project. if i personally could afford to do many more projects on our home, I would continue to work with Larry as my general contractor on all of them. He's very easy to work with, very professional and he holds true on everything that he says he will do. Larry is a general contractor that I trust and would recommend to anyone and especially someone that is really picky about details. Larry also involved his business partner Jon Erickson in the second phase of our project. Jon is also great to work with, he too is also very attention to detail oriented. Both Larry and Jon work well together and are a great complement to each others set of skills and expertise.
In my profession, I?ve had the opportunity to work with MANY general contractors and sub contractors. Unfortunately at work, I don?t have the ability to choose who they are. if i was able to make this decision, Larry would be the General Contractor that I would work with at work too. So while my project at home was only about $75,000, I would've gladly partnered with him on my last project at work which had a value of $1,000,000!
