DO NOT HIRE THIS INSPECTOR. While he appears to be very competent he is not thorough. You hire an inspector to protect your interests. This inspection cost me thousands of dollars based on misleading information in the report. Very courteous and competent sounding on phone. Very impressive web site. Report appeared to be very thorough. Indicated he had inspected the pool heater and it was fully functional. He DID not and COULD not have inspected the heater because there was no propane. The tech we hired told us it was in such poor condition it was too dangerous to repair. Cost to replace: $3,150. Noted that the pool pump would need to be repaired or replaced. Did not mention that to me, nor did he notate in the report summary. Cost to replace: $3,350. Indicated the garage door opener was fully functional. Does not work using any hard wired buttons. Indicated he had done a general inspection of electrical switches and outlets. Several switches do not turn off completely when switched off. We will need to hire an electrician for further inspection. Noted that the upstairs shower head leaked when on. Failed to notice that the master bathtub faucet leaks all the time. Based on his comments and glowing review of the condition of the home, we did not negotiate down on the price, at all. I quote "This house is in excellent condition. You'd be crazy to walk away." If we had known there were issues with the pool, we would have had the gas tank filled, the heater inspected/tested and the pool pump tested/inspected. We even paid Closer Look an extra fee to inspect the pool and its equipment. Given what we know now, we could have potentially negotiated the price of the house down significantly. These are not minor, cosmetic repairs. Do not assume that he has actually inspected any appliances, furnaces, heat pumps, pool heaters, pool pumps, etc., based on the fact that he checked it off on his list. You will only know that he didn't when it turns out it doesn't work.
