About us
Central Florida Property Management provides full time, full service property management for single family homes in the Orlando Metro area. We can find you just a tenant or completely manage your property. We provide personal, fast,and responsive service to owners and tenants. Advise owners on market rent amount, & proceed with aggressive marketing. Include background checks on tenants; & when appropriate tenant is found we provide attorney-prepared lease. We collect and distribute all payments. Services include securing inspections, maintenance, all maintenance requests & providing bonded and insured service people for same. We provide on-line access for all transactions; provide direct deposit, plus CPA-prepared monthly and annual financial statements. Due to our tourist economy, Florida law requires tenancies of 7 months or less to be classified as ‘transient’ or hotel stays in layman’s terms, and additional state taxes and fees apply. We currently do not manage short term rental homes but would be happy to refer you to some great companies who do!

Then we called Steve. He explained every step of the process and addressed my every concern with patience and professionalism. Now, almost a year later, the entire experience has been both profitable and totally stress-free. I'm even considering buying another property to rent out.
They have an online portal where you can view every action taken and payment received. Steve answers all questions promptly, does a great job balancing keeping the property maintained vs. keeping costs very low, and is considerate to both myself as a landlord AND the tenants, which I value a great deal.
Seriously...if you're looking for a property management company, use this one.
