Earlier this year we noticed that several of our windows on the South side of our house had begun to fog up due to broken and/or cracked seals which allowed moisture to penetrate between the panes of glass. These windows were 15 years old and of builders-grade quality. After getting quotes from several other construction and window replacement companies we settled on SMD Builders because of their Angie’s List Rating and the High Recommendation of other Angie’s list customers. Chad Davis gave us what we thought was a fair and reasonable price to remove the old windows, repair any damage observed, and replace the builders-grade windows with a high efficiency and energy savings product and to stand behind his work 100% once completed. We were not disappointed. Chad, Marc, and the rest of his crew did an excellent job with the repair/ replacement project and they did-it on-time and on-budget. His subcontractors matched the stucco around the windows with precision and expertise. The crew showed up on time and kept the work area clean and neat as they diligently and expertly completed the job. I would recommend SMD Builders to anyone who wants a quality job done by a company that stands behind their work.

Chad was a Godsend! We were so overwhelmed with everything that needed to be done. He responded so quickly to my call. He saw the immediate need for calling an electrician to come out and make recommendations for getting our power restored. We were very pleased with his suggestion for an electrician. Chad provided detailed estimates and was very understanding and patient and familiar with the entire insurance claim process. His crew did an amazing job installing the new roof and repairing/painting the damaged side and replacing the rain gutters. They were all very professional and did a wonderful job with installation and cleanup. We could not have been any happier with the outcome!

The owner had a death in the family but still made sure he sent his best man - Dan - to do the job. Dan was professional, kind, polite and worked very hard every day he was here and cleaned up after himself every day. The job got done in a timely manner and the work was very precise. I bought a house that had a horrible kitchen. I contacted a few contractors to get it remodeled and Chad was one of those contractors. His bid was not the lowest, but easily the most professional and his vision was what I was going for so I hired him. He immediately had his crew out for demolition so work could begin. He has 2 main sub contractors who were in the house virtually every day (great guys, very easy to get along with and took pride in their work) with a few others out off and on depending on what the tasks for the day were. They ended up taking down 2 walls to open up the main living space, one wall to open up the kitchen and another to open into the dining room. All popcorn ceilings in the house were removed and replaced with knockdown texture. A door was added from the kitchen to the outdoor BBQ area. Cement was added in the backyard for the new BBQ area with a cement step for the new door. The kitchen was gutted and new cabinets were added with granite counters and a new bar. A pantry was built in. New lighting was added in the kitchen. Some tile work had to be done in the kitchen where the old cabinets were taken out. I chose to do the painting, backsplash and floors myself to cut down on costs. Photos show before, during and after shots. I will certainly hire Chad again when I have another project. Thanks Chad!

The entire process was a lot less stressful than we had expected. Chad and his team did an amazing job. Chad kept us updated throughout every step of the process. It was a pleasure to deal with such an honest, efficient, and professional company. When we had to address unforeseen problems with the roofing job, Chad was able to present budget friendly options. SMD was recommended by trusted friends, and as promised, this company exceeded our needs and expectations. We will definitely use this company again in the future.

We were putting our house on the market for sale and were advised by our realtor that we should update the kitchen and bathroom to get maximum value, We contacted several contractors and after getting estimates we decided to go with SMD Builders Inc, It was a great decision they were very polite and did quality work. Over all it went well. I didnt feel the contractor was as invested in the project as he should have been. He didn't show up on the site as often as I would have liked. There were a few incidents of miscommunication that should not have happened , at least to my thinking, I think this guy is honest and wouldn't rip anyone off but I would have liked to see more personal involvement on his part.

Chad Davis' subcontractors were excellent. Everyone was prompt and explained what they were doing. They were tidy and cleaned up after each day's work. I had sought out Chad Davis from SMD Builders a year ago for a leak I was experiencing in the front of my home. Chad had suggested a complete overhaul of the stucco bands because of his experience in dealing with the issue and his certainty they weren't done properly. This was going to result in thousands of dollars spent. I had obtained another quote and was told a patch job could be done for just a few hundred dollars. I opted to go that route. I also had that same person put some new sliding glass doors in at the rear of my house because the current ones were leaking.
A year later, the rear of my house had 4 different leaks show up after a horrible July 4th storm, a window, 2 different sliding glass doors that the previously mentioned contractor installed for me the year before, and a couple of roof leaks around the back of my house. Since I couldn't believe what I was seeing I didn't even bother contacting that other contractor and I brought Chad back out. Chad was responsive and came out and assessed what was going on less than 24 hours after I contacted him. We found that the kitchen window was poorly installed - didn't have any caulk, no window tape, no flashing, and had MDF trim that was swelling and absorbing water. There were 6 other windows like this around the house, too. Chad recommended addressing all of them and tearing the God-awful MDF trim off of my entire house and putting my water intrusion issues to rest. Instead of pinching pennies like the year before, I trusted his word.
Chad suggested it would take 5 days to complete the project. All of the repairs were finished in 4 days. I was still uneasy that the issues were resolved - not because of anything the guys did - just because of how bad everything was and I was skeptical. Chad came out and assessed all of the work, found a couple things that needed to be touched up and asked his crew to do it, and assured me that with all of the issues they found and resolved (EVERY window was installed improperly, improper roof shingle installation, improper shingle installation at the chimney cricket sending water down my walls, no flashing above windows) that he was confident the issues were resolved. He did advise, though, that no one can be 100% certain and to call him after a couple of bad storms and let him know and they would find any lingering issues.
Sure enough, that night a leak re-appeared during a hard rain in one of the spots, but all others held up. I notified Chad at 8pm as it was happening and he responded immediately and said he'd have the crew out first thing the next morning - and he did.
The crew found the problem on the roof, tore up the shingles to the bare-bones, and reinstalled new ones properly. They water tested and checked inside my attic to be sure. That was over 2 weeks ago and we haven't had a problem since.
The moral of this long drawn out story is that SMD Builders is a great company to hire for repairs. Chad may tell you that you need work that might cost you a bit that you don't want to hear, but he's telling you that for a reason. The person I hired before installed sliding glass doors without even bothering to see if the windows above were leaking - one of the first things Chad told me were a likely source of the problem, and they were.
It's so tempting to pinch pennies on home repairs, but the fact is the home is usually the most valuable asset a person has. Don't pinch here, pinch elsewhere, and hire a company like SMD Builders that takes pride in doing things properly.

We met SMD Builders through my cousin who lives across the street from us. SMD Builders was replacing some doors for her and building a laundry room. We explained to Chad that we were in the process of getting bids to remodel our kitchen. We had 2 bids already one from a big box store and one from a custom cabinet maker. We asked SMD Builders for a price. When we received the quote we were very happy. It was considerably less than the others. Our kitchen was completely gutted (down to the studs) and re built. The cabinets were solid wood, the granite is beautiful and the new lighting shows it all off perfectly. While in the process of the re model my husband was calling roofers to get quotes on a new roll roof for our enclosed patio and detached garage. Turns out SMD Builders can do roofing also. We had them price both re roof jobs. Again, their prices were in line and we had already witnessed their professionalism on the job so we paid them to install both new roof systems. The leaks are gone and I would never have guessed that our old house could have such a beautiful, modern looking kitchen.

"This is a false account of what actually took place. (removed member name) runs a property management company. What she did not say in her review of our company is that we have done several jobs for her on condos that she manages. The jobs that we did for her company were performed on time and with professionalism. Her company has called us out numerous other times to look at repairs needed on different complexes. Each time we spend and hour or more on site looking at the repairs. Her company uses us to assess what needs to be corrected and then has unlicensed handy men complete the work that we were called out to do. This has happened 5 or 6 times now. I explained to (removed member name) that we could not continue to come out and look at these jobs wasting time, money, and gas without a service charge. She agreed and asked us to come out again to look at a roof leak. When my roofer arrived he set up his ladder, climbed on the roof and determined what needed to be repaired and how much the repair would cost. One of (removed member name) employees was very rude with him and told him that he should fix it free of charge. Upon hearing this I called (removed member name) and informed her that our company could not do business with them in the future. This is why she posted a negative review."

Chad Davis, SMD CEO was prompt, professional, and provided the expertise the project required. His subcontractors were equally proficient. Every person who worked on the project was pleasant and did a great job. Everyone was diligent in cleaning up after completing his portion of the job. Communicating with Chad and coordinating times for different parts of the project to be completed was done without difficulty. Chad kept us "in the loop."

Chad is a pleasure to work with. This is our second time using his services and his number will remain in my cell phone as the person to contact for big home repairs and remodeling. Sometimes he's delayed with responding but when he does he's helpful and knowledgeable. Chad has a great work ethic, is honest, caring and very polite. His workers could use more supervision, they tend to waste time, but the job was done in a relatively timely manner and the work was done well and our problems solved. Thanks Chad!

We wanted to do an addition to our home, remodel our master bath, fix the outer wall to our storage room, and work on the drainage to our patio. We found SMD on Angie’s List and thought they would be a good company. We did interview two other companies, but decided on SMD based on their references. They said they were honest and did additional work when asked. They gave a good price. We had problems with them. The man working in my bathroom doing tile work was not skilled in many aspects of the work.There was a problem when putting up tile as the tile was sticking out from the wall. They said it will look fine when it's grouted. I said no it won't. My husband said let them grout it and see how it looks. Well it was sticking out horribly. It could be seen as you walked into the bathroom. My husband, without the same attention to detail that I have, was not as concerned as I was. After repeated complaints, they took down the tile and wall and removed a badly warped 2 x 4. There were many problems in the master bath including badly cut tiles, a listello that was set too deeply on the wall, a poorly made seat, an “x” spacer was even grouted in the wall. The worst part, functionally, is that the floor in the shower and the floor by the vanity and toilet areas is terribly uneven. I complained to Chad, the contractor, who said the shower is so large that a floor pan which drains the entire floor is impossible to build. However, some of the pooling on the floor is within inches of the drain. We dry down the shower and floor after every use to avoid molding. The grouting in the master started cracking and falling out a short time after the work was completed on it. I will be hiring someone to fix it. They did fix several other problems that we brought to their attention. My frustration reached a point where I stopped bringing problems to their attention. However, they probably wouldn’t think this is true, since I had brought numerous problems to their attention. We did add additional jobs to their work including renovating the hall bath, taking down the wall between the dining room and living room, changing the garage door as well as a few others. The quality of work on the second bath was much, much better, perhaps because the man who did the work for the master bath was removed from the job. A problem with the hall bath that still bothers me is the glass top to the vanity became scratched when a screw for the exhaust fan was dropped from the attic. I had just asked if the workmen would like me to put something on the vanity to protect it, but they said no. I didn’t mention it to the workers or Chad. Two days ago, I noticed the seal between the tub and wall is coming loose in the hall bath. They did a wonderful job between my living room and dining room where they took down most of the wall there. There was a header which had to remain. They made sure they left six inches on either side to help support the header and then they did everything else they needed to do. That job turned out just fine. And we really like the way it looks. Anyway it was one thing after another. It took three tries before Chad could get someone to do the foundation for the addition. The foundation is not level. It affects the entrance from the bedroom and how the closet was installed. Also, they didn't put down a good protection on the floor of the bedroom.. I have an engineered wood floor and they damaged it. I was told they could fix it so that you won't be able to notice. They didn't fix it so I wouldn’t notice it. All in all, we would not use SMD again and would not recommend them to our friends.

"We do our best to ensure that all of our customers have a good experience, even performing extra work here and there to make people happy. Unfortunately I have found out that no matter how hard you try, you can't always make everyone happy. [member name removed] project involved removing the back exterior wall from their bedroom and gutting their master bathroom for a room addition and a complete bathroom reconfiguration. They were told upfront that due to the nature of the project that they would not be able to occupy the master bedroom and that their would be a certain amount of dust created. We took every precaution to keep the dust down but for obvious reasons could not stop 100% of it. The timeline of the [member name removed] project was extended for several reasos. First they asked us to perform additional work. We had to take numerous days off due to their religious beliefs and them going out of tow. And when tearing out the old tile we noticed mold in both bathrooms from previous leaks which we had to tear out walls and r build. The tile issue came oday when I was onsite with the installer and [member name removed]. I pointed out that the existing wall that she wantsd us to tile had a bow in it. I explained to her that if we didnt fix it the yle worldld have obvious imperfectctions. I also explained to her that in order to fix it we would need tear out drywall and remove two studs which would cost more money and take more time. [member name removed] told me that she wasnt concerned with it and to proceed with tile installation. The next day she informed me that she was unhappy with the tile nd that she wanted it removed and the wall fixed like I had originally suggested. She continued to walk in the bathroom while the guys were working stepping on wet tiles and even moving some on the walls, all of which had to be re done. In the end we did several walk thrus to ensure that they were happy and that everything was completed. During the walk thrus and at other times they both told me that their friends and family had seenthe new work and commented on how all looked. I'm truly sorry that their not happy, but unfortunately some people never will be. All the work was performed properly, timely and turned out looking great. As they have told me themselves on several occasions."

The process started out well, timely estimate, and weekly calls with what was going to happen. But the 3-4 week estimate ended up taking over 10 weeks, and the weekly calls stopped after week 2. We went back and forth often over the trash left around the house by the crew. Our light fixtures were left on the lawn, flooring left in flower beds. saws placed on our furniture etc. My father in law was panting the house the first 1.5 weeks or so of the project. Although the contractor would have us believe the massive delay in time was due to my father in law being around, the crew used his tools (drills, paint, ladders,paint liners,tile saw)- so obviously his presence wasn't THAT much of a hindrance. When my father in law asked them why they didn't have the proper tools to complete the job he was told they don't get paid enough to use their own tools. I liked the crew for the most part- they were friendly and with the exception of the recurring trash, respectful. However, about half way through the process (give or take a bit) I let my husband conduct all correspondence with the contractor. I felt disrespected on multiple occasions by him. I was informed at one point that the trash around the house was ours, "how would you know, they left trash, I was there earlier and there was no trash, you came by... it could just as easily be your trash"- I was also told that even if they did leave trash, my father in law left a cup so that made it ok ... Well, considering it's MY house - even if he HAD left a cup means nothing about their conduct- I can walk around my house naked if I chose to, it doesn't mean they can do the same.
The work overall (although it took forever) is lovely. I have small complaints that while they aren't massive issues- really bother me when we spent 23,000 to have the house done. Things like sloppy painting, nail gun holes etc... in the end we just said everything was fine to be done with the man in general
we were told on multiple occasions by his own men that he tells them to buy/ use the cheapest option- this showed firstly in the fact that after HE fixed our plumbing (since he decided to replace the sink) it leaked, and backed up because the pipes used were disposal pipes and not meant for actual plumbing. We had a service come out and fix the back up, but when he did finally get his guy out to fix it, I was told it was completely wrong - in fact, the man had to go get parts! We took the cost of the plumber out of the loan ourselves, he informed us he wasn't going to cover the cost of having the back up fixed, so we had to take matters to the bank.
We were told at the beginning of the process he knew all about our loan process and had worked with it before, but several times we had to ask for proof of permits or other things for the bank- all of course met with opposition from the contractor.
Overall, as I said, the house looks lovely- we've had to replace the pantry door already- and touch up paint in a few spots- seal around the play room things like that- I feel like those things are small, but make a big difference in how you see the end product.
We won't do business with the company again, and have told people who have recently asked not to use them as well. I wanted to switch contractors about 4 weeks in but my husband wanted to stick it out.

We had a leaky roof over our sun room that we have been trying to fix for years. Chad came in with his roofer and they assured us it could be done. The work was completed in a day but it wasn't tested for a couple weeks, until it rained. The roof did leak again, where the room meets the house, so I called Chad and he sent his workers out quickly. They did more repairs and then tested the roof with a hose and no more leak. It even rained all day the next day and no leak. We believe our problem is finally fixed.

In general, everything about my experience with SMD was great. My
problem (water leak) was unusual in that I wasn't sure if I needed a
roofer or someone with siding experience to fix it. I spoke with Chad
and described my problem as best I could on the phone. We set up a time
for him to come actually look at the house where the leak was
occurring. He came with a crew ready to start on the job. He looked at
what was going on and recommended a solution, which was consistent with
my thoughts as well as someone else that I had previously had out to
look at the problem. It involved custom making a piece of metal to
serve as a flashing. He was able to get that done and installed the
same day. To fix the problem involved removing 2 rows of vinyl siding
that had been there for 18 years without cracking it and putting it
back. That was successful. He had alerted me ahead of time that
removing the siding without damaging it may not be possible, but we
decided to try it anyway. Along the way, he was always conscious about
doing it in a way that would fix the problem, be cosmetically attractive
but at a reasonable price. I think he struck the perfect balance.
I've
asked him for a quote to re-do my deck, and that estimate seemed to be
very reasonable too. I'll be doing that early next year.

SMD Builders ended up doing the deck work that I had referenced above. Overall experience was very good. There were some initial scheduling issues. They delivered a dumpster and work was supposed to start (I think) on the same day. They apparently had a mechanical issue with their truck and couldn't get the lumber from Home Depot. Then, the next day, as I remember, they went to get the lumber, and after it was loaded, they discovered that Home Depot had loaded the wrong wood, so that delayed them. Once work started, it went OK. They tore off the top (decking) wood and replaced with new pressure treated wood. After the old decking was removed, they saw some underlying structural repair work that needed to be done that wasn't included in the original estimate. Their additional cost to repair that was reasonable. There were 1 or 2 boards that had slight splits in them that I thought shouldn't have been used, but this was a big deck. 56' x 20'. Overall, they did a good job in duplicating what was originally there.

Then, the next day, as I remember, they went to get the lumber, and after it was loaded, they discovered that Home Depot had loaded the wrong wood, so that delayed them. Once work started, it went OK. They tore off the top (decking) wood and replaced with new pressure treated wood. After the old decking was removed, they saw some underlying structural repair work that needed to be done that wasn't included in the original estimate. Their additional cost to repair that was reasonable. There were 1 or 2 boards that had slight splits in them that I thought shouldn't have been used, but this was a big deck. 56' x 20'. Overall, they did a good job in duplicating what was originally there.

There wasn't anything that we liked or disliked about Smd Builders. We just felt more comfortable with the other company. They really didn't do anything to impress me and that's the reason why we probably went with the other company.
