I am Stephen Monks, a Florida State Certified Roofing Contractor and Certified Home Inspector. I specialize in roof repairs, including shingle roofs, metal roofs and sunroom/patio enclosure roof repairs. I have been inspecting roofs and homes since 1983. Because I am also a Certified Home Inspector, (as well as a roofer), I understand the entire structural connection of the roof system with the building's structure. (Stains are not always roof leaks.) The initial diagnosis of roof leaks is important, so I take the needed time up front to carefully inspect a roof, before "jumping" to a an early leak diagnosis. This was a big deal purchase. I really didn't like that. I think they charged me too much money for what they needed when they were here. They charged me almost $300 or something like that just for that. What they did was to cover that hole. I could have done that if they told me to look at that hole. Then they started offering me all these options to repair other things outside of what I asked them to do. I did not like that and will not use them any more. I would not recommend them to anybody else. They were on time.
"I am sorry that this customer felt that the price for the roof repair was too high. He certainly had the freedom to shop it, but I think he would have found that most other roofers would be much higher than us. As far as offering to do other things, he is right....I made a mistake by not building trust before I showed him some maintenance items he could have done for just a few dollars to help prevent future leaks, saving him hundreds or even thousands of dollars, and prolonging the life of his roof. However, since he didn't trust me he didn't understand I was trying to help him.... not selling him more than he needed. It is our policy to encourage people to do roof maintenance."
Stephen Monks and his helper visited one day to provide the estimate. They charge $25 for estimates if you do not use them which I agreed to before he came to my house. Mr Monks stayed on the ground while his helper got on the roof, took pictures, and investigated the problem. Mr Monks provided an estimate to repair the roof for $1260. I agreed to the price and for Mr. Monks to return the following Monday to repair the roof. I called Monday to ask when they'd be there and Mr. Monks had to move to Wednesday. When he came to repair the roof, Mr. Monks again sat in the truck while his helper did the work on the roof. His helper completed the work in less than an hour and a half. His helper said everything went as he expected.
So, Mr. Monks took advantage of my lack of knowledge of the repair to charge me $1260 for one man working an hour and a half. I understand overhead, cost of putting a truck on the road, etc., but that is outrageous. When I asked him about this he said he made no apologies for being efficient. I don't think efficiency allows for such exorbitant fees.
"Actually, I dealt with Mr. [Member Name Removed]. He was a very pleasant gentleman. His description is pretty accurate. However what he left out was that it was a two-story roof, extremely dangerous and difficult to work on. He is right that we only spent a couple of hours there. The cost of the job was factored more in the difficulty and the dangerousness of it than just the fact that it was only few hours' work. He did mention to me that he felt it was a high price for the time we put into it. And I did say to him that we were efficient and careful. We are not only paid for the time we put into a repair, but the knowledge, skill and the ability to solve your problem. I do not know this for sure, but I suspect he got other bids, and I suspect they were higher than mine. On our first visit, to do the evaluation and the estimate, we spent approximately 40 minutes evaluating the situation and determining the proper way to fix it. As you can see from his writing, we solved the problem and he did not need to call us to return. This is because we took care of it the first time. That is what we were hired to do. I am sorry that he feels like we did not treat him fairly, but I truly believe that he got his money's worth; we solved a very difficult roof leak."
It was too large a job and too late in the day to complete right then and there, so they scheduled a return visit a couple days later.
They were a little late in getting there at the appointment time but I work from home so it didn't matter.
They had to stop at one point due to a quick downpour, but they got the hole covered up in time and waited in the garage til the rain stopped.
Job was completed by about 5pm, hasn't leaked since.
I'd recommend them to others, they were also very happy to walk the property with me and answer other roof-related questions.
They removed some shingles and f;ashing. Replaced rotted wood and painted new wood. Replaced flashing and installed new shingles I had left from new roof 8 years ago. Cleaned up all debris.
Due to this inferior work we ended up with ceiling and wall damage as well as rotted wood and decking. Mr. Monk and his excellent crew removed everything down to framing, replaced rotten wood and decking, installed new flashing and base sheet, put fungicide in the walls, sealed everything with roof cement and reshingled entire damaged areas. I would not hesitate to recommend Mr. Monk, Robert and Noah to anyone looking for a superior roofing company. They are very professional, honest and ethical with a goal of fixing a problem the right way and not cutting corners. We would definitely say that that the company takes pride in their business and we were very pleased with every aspect of our experience with them.
The findings from inspection were:
1) For the leak they found an area over the bathroom that was the
cause of the issue which turned out to be area that when i bought the
house last year the seller had repaired due to find of inspector. Steven
showed me the pictures of the issue and could clearly see how some of
the repair work done on it last year was not done right.
2) An area of concern was in back where the main roof conmnects to a flat roof section to an add on family roof has a whole part that was not finished that was open for hot air and water to go in. Luckily the exposed wood had no wood rotting but was something recommended to address especially long term to prevent issues. There was no pressure regarding getting this fixed now and was provided quote.
3) Various areas of exposed nails are small things like that.
I decided to get all the items taken care of and was given a reasonable price including an Angie's list discount I was unaware of after already signed the work order which had come to $700. Final price which included credit card processing fee was $647. I could have paid by check and avoided the credit card fee but i chose what was more convienient for me.
All the items were fixed yesterday while I was at work and though I was super busy at work and missed call received detailed voice mail and text message advising it was completed and all went well. Spoke with Steven after work who explained everything that was done and how repairs went good.
A very additional pleasant surprise was in my family room (add on room) when i got home was not significantly hotter then rest of house like it always is (even after i had insulation added in walls and avove ceiling to address). I have a portable ac unit in this room that i always have been having to use to keep the temp comfortable like the rest of house and for 1st time i didn't need to use it! So the issue fixed from item 2 above must have been allowing so much hot air in that even with insulation it was allowing the room to heat up much more then rest of the house. This is awesome!
One additional thing was Steven told me how i could put metallic roof coating paint on the flat roof section which would greatly reduce heat from the sun since it would reflect it away and also provide protection for the roof. He did say they do offer the service of doing it but since it would be so simple especially for that 200 sq foot area i'd save lot of money to do it myself if i'm so inclined. He gave me details on how to do it and it certainly sounds like something i can do. He even said if i was going to do it to feel free to call him and he'd be happy n walk me through best way to go about it and would be happy to address any questions I might have.
Overall I would highly recommend Quality roofing to anyone.
"Thank you for reading this. Here's what transpired: I was unable to determine if rotted wood was under the leaking roof shingles. Usually, I can determine this by entering the attic or other by means, but not this time. I quoted $370 to fix all things on this roof. I hand-wrote in our agreement, "If wood damage is found-add time and matl's to cost. < $100" . (removed member name) agreed that if we opened the roof up and bad decking was found, that it would be replaced, up to $100, rather than not fixing his roof correctly. As it turned out, the wood was bad. See the total of $388. I added $18, which was below my cost, but was agreed upon (up to $100) before I started the work. I could have chosen to "milk" this, (which I do not do), and added, say, $95, but I did the extra below my cost. I am amazed (removed member name) does not appreciate an honest, considerate roofing contractor. If he would have told me that adding $18 to change a section of roof decking was overcharging, I would have been pleased to discuss this with him. If I would have back-charged him $100, (which he agreed to ahead of time-before he ordered the roof work) I would understand his complaint, but I did no such thing. He feels cheated over $18. Honestly, this type of thing tempts an honest, licensed contractor to bid the work "worst scenario" and if the wood is OK, then just pocket the extra profit. Please understand, that as a certified home inspector, roof inspector, and roofing contractor, I work hard to inspect the roof thoroughly, and get it right the first time, so that customers are not hit with extra costs. But, sometimes, I cannot enter the attic, or the hidden roof issues cannot be determined until we remove roof shingles. That's what happened in this case. If I would have bid it much higher, but included damaged wood, if present, perhaps he would have been happy. I would have made more money and he would have been none the wiser, if there was not any bad wood. (Or, as some roofers do, just install new shingles over the existing bad wood. I have seen it at my home and roof inspections many times. But I will not do this.) How would you like to be treated? The contractor quotes the cost of everything that could be wrong and you pay it whether it's needed or not, or he gives you a break, just in case you have no rotted wood to replace? I understand that no one likes to pay more than quoted, but roof estimates are roof estimates and not always a guaranteed price. I cannot see under the shingles to know if the roof decking needs to be replaced. I am sorry that (removed member name) feels that he was not treated fairly. Most roofers have a back-charge clause in their fine print. This was not. I wrote this in by hand under the description of work to be performed. There was no surprise here, (removed member name). You are welcome to call me to talk about this if you still feel that I treated you poorly. Thank you."
