If you are looking for a property management company, I would not recommend Kingsley Realty, ESPECIALLY if you are an out of town owner. The ad they placed for my condo was poor and bland. I had to write my own that featured all the amenities in the complex. Our contract stated they have to get my consent for any repairs over $200.00 Yet, one rental check they deducted over $300.00 because they hired someone to get the tenant a new microwave, which the tenant said "broke". My microwave lasted over 20 years. When the tenants give notice, they don't contact you immediately so you can start looking for a new tenant. They type a sentence at the bottom of your statement which I received mid-month. Since I had received poor service for the more than five years I regretfully used them, I hired another realtor to sell my property. Kingsley was mad I didn't use them and refused to give me tenant's phone number. So, I had to wait nearly six months for them to move out and fire Kingsley before I could sell it. That cost me thousands of dollars. When I first hired them, Tom was the manager and was nice. He said he had a handy man who would fix things for a reasonable price. When Tom retired, it went downhill from there. Many, many, many times when I was expecting a full rent check, there would be unexpected deductions. They never called or emailed me about them to let me know. They let tenants break the lease and keep the deposit. For many repairs that should have come from the deposit, they bill you and there is nothing you can do about it. Especially if you're an out of town owner/investor- hire someone else.
