"WE ENTERED INTO A CONTRACT WITH THE CUSTOMER. THE LAND WAS CLEARED, EVEN THOUGH THE CUSTOMER PROVIDED US WITH THE INCORRECT PARCEL TO CLEAR, THANKFULLY THIS WAS DISCOVERED PRIOR TO CLEARING THE INCORRECT PARCEL. THE WELL, SEPTIC AND DRAINFIELD HAVE BEEN CONTRACTED AND PAID, THEY COUNTY WAS WAITING FOR A SITE PLAN FROM THE ARCHITECT BEFORE THEY WOULD ISSUE ANY PERMITS. THE SITE PLAN WAS SENT TO THE BUILDING DEPARTMENT AND IT IS MY UNDERSTANDING THAT THE WELL AND SEPTIC HAVE REVISED THEIR APPLICATIONS AND THEY ARE CURRENTLY UNDER REVIEW. THE TEMP POWER POLE WAS DELIVERED ALONG WITH THE BOX TO THE SITE. PLANS HAD TO BE REVISED DUE TO THE CUSTOMER PROVIDING AUTHORIZATION TO HER SISTER-IN-LAW (IN WRITING ON THE CONTRACT) TO INSTITUTE AND APPROVE CHANGE ORDERS. THE SISTER-IN-LAW ADDED 200 SQ FEET ENLARGING THE PORCHE AND KITCHEN AREA TO FIT A TABLE IN THIS 800 SQ FT COTTAGE TO 1000 SQ FT. THE CUSTOMER WAS IN THE GALAPAGOS ISLANDS, MAKING IT DIFFICULT TO TRANSMIT EMAIL OR COMMUNICATE. AFTER THE CUSTOMER RECEIVED THE CHANGE FOR APPROVAL, SHE DENIED THE APPROVAL AND ASKED THE THAT THE ARCHITECT GO BACK TO THE 800 SQ FT. THAT WAS DONE AND THEN ENGINEERING STATED THAT THE TRUSS PACKAGE WOULD NEED REVISED AS THE ROOF PITCH WAS AN 11/12 AND HURRICANE AND WIND VELOCITIES PER CODE REQUIRED ADDITIONAL SUPPORTS, ETC. IN THE TRUSS PACKAGE. A CHANGE ORDER WAS SENT AND SHE APPROVED THAT CHANGE. WE RECEIVED ENGINEER APPROVAL, NOW WE ARE WAITING ON ARCHICTURAL DIGITAL PLANS SIGNED AND SEALED FOR THE COUNTY. THE ARCHITECT HAS STATED HE WOULD HAVE THAT WITH ALL THE PRODUCT CODE AND COUNTY CODES DONE IN 2-3 WEEKS. WE HAD ASKED THE BUILDING DEPARTMENT FOR AN EARLY START SO WE COULD GET THE FOUNDATION, ROUGH IN PLUMBING AND ELECTRICAL STARTED BUT WE WERE DENIED. WE CANNOT PROCEED UNTIL THE BUILDING DEPARTMENT HAS SIGNED, SEALED PLANS TO REVIEW. ONCE PLANS ARE APPROVED, WE ARE READY TO START. THE DELAY IN STARTING THIS PROJECT IS OF NO FAULT OF OUR OWN. IT IS DUE TO ARCHITECTURAL, ENGINEER CHANGES, REQUIREMENTS AND COMPLETION THEN BUILDING APPROVAL. A LETTER FROM OUR ATTORNEY WAS SENT TO THE CUSTOMER ALLOCATING THIS EXPLANATION AND ADVISING THAT NEGATIVE REVIEWS WERE UNWARRANTED AND WERE BEING LISTED BY THE CUSTOMER INCORRECTLY. THE CUSTOMERS EXPLANATION OF WE PROVIDED HER WITH A FRAUDULENT CONTRACT IS ABSOLUTELY UNTRUE, WHICH IS WHY THE ATTORNEY THAT DRAFTED IT RESPONDED TO HER IN WRITING. THE CUSTOMER STATED THAT WE HAD THREE SERIOUS VIOLATIONS, WE HAVE NO VIOLATIONS WHATSOEVER. THAT IS A FICTICIOUS STATEMENT. SHE SAID NOTHING HAS BEEN DONE, BUT THEN STATES WE HAVE THREE VIOLATIONS FROM THE BUILDING DEPARTMENT. IF NOTHING HAS BEEN DONE, HOW DO WE HAVE VIOLATIONS? WE HAVE NO VIOLATIONS. THE WELL, SEPTIC, DRAIN FIELD, ELECTRICAL AND PLUMBING ROUGH IN, CONCRETE, TRUSS PACKAGE, WOOD, SIDING, ROOFING HAS BEEN PURCHASED AND IS READY TO PROCEED PENDING BUILDING DEPARTMENT APPROVAL"
"We were hired to redo a shower $6000. Unfortunately Mr. [Member Name Removed] had capped his insurance at $10,000. When we opened the walls walls and floor we identified wet studs and completely rotted floor joists, none of which was in our estimate. Mr. [Member Name Removed] was advised of the extensive damages and costs. Mr. [Member Name Removed] paid us $3000 and two guys for five days worked on demo. We have tried everyday to help Mr. [Member Name Removed] but we cannot work without materials and labor. One of our guys nicked his dinning room wall when removing debris and we absolutely will repair that. The damages are excessive and have increased the costs by $6000+. The insurance adjuster estimated the damage at over 20,000 so we are doing it for far less because he is self-pay. We stand by our work. We cannot be blamed for the damage Mr. [Member Name Removed] sustained. Unfortunately the leak has been going on for a very long time to rot out the floor joists. But legally and ethically we cannot repair a shower on a floor that doesn’t exist. The leak has caused a structural and unsafe condition that must be fixed before continuing. This extensive damage was more than expected and we made Mr. [Member Name Removed] aware we anticipated change orders from the very beginning. We have every intention of making Mr. [Member Name Removed] whole again but unfortunately lumbar prices have gone up and we cannot have our tradesmen there without paying their labor. We are very sorry that Mr. [Member Name Removed] is unhappy but it is not because of our doing and again we have repeatedly explained this to him and repeatedly tried to do it for the least amount of money possible knowing he is out of pocket for the expenses. We are truly sorry this is happened to him and it’s an unfortunate situation and I am certain he is under stress with the conditions that were found."
"We were never made aware there was a stain on the floor. This is the first I’ve heard of it. We will reach out to our customer to correct this situation. Once we were made aware we immediately responded. We went back and repainted the area behind the refrigerator, we purchase new hinges readjusted the cabinet doors. We did not find a stain on the floor and the homeowners were happy and the project has been completed to their satisfaction."
