Steppen & Spaulding is a Builder of Fine Homes, Additions and Remodels. We are a Local and NATIONAL AWARD Winning Contractor. Honored in 2015 for our Design and construction skills by being awarded, Best of Show(Ocala) for our 750 sf Summer Kitchen. The project was completed on 3/8/17 after the last inspection passed without any problems. Although there were a few delays, none were unexpected as Dan kept us informed at each step. One thing that was remarkable for me was that the crew kept the area clean at the end of each day. Tom (the other partner and site supervisor) demanded this of the crew. They checked in with us each day upon arrival and answered questions willingly. Dan brought samples of shingles for the roof and he had us go with him to pick out tile and marble. They matched our interior paint (the cut a door into out existing space) perfectly. Our bathrooms lost the windows but the solar tubes brought in much light. Tom installed shelves where the bathroom windows had been. The handicap rollin shower was à we envisioned and the marble shower matched the sink. There was one mistake one the new walkway but they fixed it immediately and it looked great with the ne front patio. Dan was easy to work with and responsive to communication.

After paying on time and in full would you hire this company that refused to do warranty work that they said they would fix again and again SEVEN weeks ago?
This one time I asked for a repair and warranty work. Every time it rains the rain comes in a new Florida room that this company built.
(We have a lot of rain in Florida almost daily, coming in that is constantly eroding the grout.)
They have put me off for two months and they NEVER picked a date or time to come to fix the issue.
On June 20th, Dan saw the problem and agreed it would be fixed soon.  Weeks later, the company's last email back to me
in early July promised to fix it soon.
I have copies of all email requests that I made at least twice a week as well as records of all phone calls. It appears they stopped taking my phone calls and or answering emails weeks ago. I even left two phone messages on Thomas's phone the other partner. He never returned my calls either.
Dan, one of the partners took my call in the last month when I used a friends phone with caller ID to call them two weeks ago. On the speaker phone that could be heard by others in the room. At that call I made, on my friends phone Dan assured me the latest it would be repaired was by today. Then he continued to ignore my emails and my calls asking for a day they would come fix the problem.
I would not have hired them for another job if I knew they would run me around NEVER fixing what is wrong and
they promise time and time again to fix. Also the door they installed is separating near the window panel area. Recently one of my emails requested while they were here to please caulk and touch up paint it. This was never answered or addressed either.
 I found this company on Angie's List

"This review is totally off base, and without merit, it should never have been allowed to appear. First, we did not build a new Florida Room. We repaired an existing room. It should be noted, this work was done over a year ago. Second, the complaint is not a warranty issue, it is a request for additional work. Third, the client was never given a specific date, since we are in the middle of two very detailed projects. We did say we would address it for her before the start of the school, which is still another week away. Fourth, a 1/4 cup of water is not going to erode grout. In response to the problem, it is one we pointed out that could occur by installing the dog door, through a unprotected wall, where driving rain and rain splash could cause seepage.... I said we would take a look to see how it might be addressed. Again, I say this has no business being posted here, as a review. The client says nothing about the great quality of work she was so excited about, or the fact that we corrected several major issues for her. She instead, uses a review as a method to post a complaint without merit, about something that is not warrantied and which we have not addressed."

I should start by saying that I was on a very tight budget which really did not match with my dreams.  I had many disappointments with contractors in the past - lost my historic home in Fort Lauderdale and $90,000.00 because of unscrupulous contractors.  Long story.  Anyway, I had understandable fears as I embarked on the venture of updating my tiny home in Ocala.
Dan Spaulding was my first contact.  We spent quite some time on the planning part of the work - MANY emails back and forth exchanging ideas.   He was always patient with me.  Took me shopping for tile and flooring and granite.  Eased my panic attacks, made excellent suggestions, and made many trips to the house during the time the work was done.
Tom Steppen and his assistant were the hands-on guys.  You've heard the expression "jack of all trades, master of none" ?  
Well Tom is a MASTER of all trades, in my opinion.  The quality of his work was excellent.  He and his assistant, Jay, were perfectionists through all phases of the work.  They had subcontractors come in for some plumbing and electrical work.
The only downside was really caused by me.  I made several changes as we went along and drove Tom crazy, which created friction between us.  It's really hard to anticipate certain things until the work is in progress and then you get ideas.  Too many visits to Houzz kept my mind whirling.  So try to have everything nailed down before work starts - and then stay off of HGTV and Houzz until the work is completed.
I am exceedingly pleased with the outcome and highly recommend  Steppen and Spaulding.

The product (the output) is great. I am very happy with the construction. Dan is the one who came out to spec the job and give the estimate. He estimated about $6500. He called me back about 3 days later and let me know that its going to be more around $7500-$8000. I provided a picture and told Dan that I wanted the structure to "look" exaactly like the picture. We discussed materials and I understood I couldn't use the exact materials. When Dan was at my home I asked him about the 10% coupon on his Angie's List page and he said it was definitely applicable to my job.Upon receiving his formal estimate I noticed that he only gave me a 5% discount. . I called him and he explained the other 5% was already built in( Red Flag #1). Dan contacted me a couple of days later to let me know he wanted me to be happy and would apply another 5%.. . .When the building was completed I took the picture out and asked Thomas where the window boxes were. He replied ""they were not in the budget" I was upset about this because I was clear on my design.I decided to write to Dan. He answered me in an email and said that the law in the state of Flordia does not allow window boxes. The next day I called the permit office and the person who hands out the permits could not stop laughing. I spoke with Dan again and the story all changed.  (Red Flag #2) It was Friday afternoon and Dan came to my home to pick up his final check. He said they could build the window boxes for $100 and he told me I could let him know on Monday. More to the story is that we needed to buy some things for the shed, air conditioner, flood light. When the electrician opened the box for the flood light he found that the socket was broken. In an effort to pass the final inspection they installed the broken flood light and told me that Thomas would come back to replace it. After my expereinces with Dan, I felt I would prefer to work directly with Thomas. I reached out to Dan on Monday and told him that I would like the opportunity to discuss the window boxes with Thomas when he was here to replace the flood light. Dan's email response was "You will need to pay for a second trip out". I found his demeanor had changed since he now had his last check. I told Dan to just forget it. I was happy not to deal with hi anymore.
I want to say that I am very happy with the construction, Thomas and Jay were excellent. They were prompt, cleaned up and made good suggestions. I felt comfortable having them in my home.
As far as they rest of it goes. If you don't have integrity in your word, you have nothing. Anyone who finds the need to continue to "clarify or say that emails are misconstrued" needs to be watched carefully. I would suggest takng a check list and holding Dan accountable since he's the sales person. OR ask to meet with Thomas BEFORE you sign.
Be clear, itemize and make sure you get what you want

"In all projects we build, we go by the specifications that outline the project, and the plans, which show the project. Both are reviewed and agreed to by the client. Flower boxes did not appear in either one, so they were not in the budget. I felt bad they were overlooked and offered to do them at cost, if she would let me know before Thomas came out on the light fixture, otherwise, we would need to add cost for coming out a second time. I will further comment, that will emailing, or texting is great for keeping people informed, it can at times cause confusion in responding to questions, which are better left to direct verbal communication, which is what I did after my email response, when I realized it came out wrong. The client had no problem accepting my apology for the poor response, and understood my explanation in person."

The work was completed in a timely manner.  Both owners of the company were very professional and personable.  They were more than willing to answer any of our questions.  They were very meticulous about the details on each aspect of the construction.  One of the counties inspectors told me that the workmanship was excellent, over and above what is required in the codes.
Both my husband and I are more than pleased with our new room and plan to spend a lot of our time enjoying this new family room.

I had a 400 square foot detached garage that had been used as my husbands work shop and I decided to renovate it and make it a guest cottage by extending it 420 more square feet.  Looked up remodeling contractors on Angies list to help me in my selection.  I found Steppen & Spaulding listed as well as others and received quotes from them as well as three others.  My choice after reviewing Steppen & Spaulding's contract was made.  They did exactly what their contract stated with the exception of when it came to the fill for the septic system requiring more fill due to changes in the counties rules regarding septic systems; at a slight increase in cost for the fill.  Project started in November 2012 and completed in August 2013.  They were very accommodating throughout the whole process and I am very pleased with the end results.  Would definetly hire them again. Trusted them as well with the selection of their sub-contractors. What impressed me the most was that they cleaned up the work site at the end of each work day on the project and required that of any sub-contactor as well.  Not one to be able to visualize the concept of a structure from a drawing on paper (blueprint) to the finished product; I had to put a lot of faith in Dan Spaulding and Thomas Steppen. Thank you Dan, Thomas and Jay.  I am very happy with the finished product and the wonderful work you did. Would reccomend your company anytime.

We used Steppen & Spaulding for some major construction and a few minor projects in our home after a sinkhole repair. They were extremely prompt in scheduling the work and completing it.  They are very easy to work with and were exceptionally fair in the pricing.
 
I would use them again for any construction work we had in our home again.

If you need a general contractor that knows what they are doing and will do the job right, Steppen & Spaulding Builders are the choice. From the very first time I met Dan Spaulding during the bidding process, it was clear to me that he knew what he was talking about. He knew exactly what I wanted. Between himself and Thomas Steppen, they were able to make my vision a reality. Their work was pretty much flawless. Not only do they do excellent work, they worked with us on scheduling, change orders and cutting costs. Thomas went as far as making a special trip to my home and repaired a problem that was created by another contractor and didn’t even charge us. And let’s not forget Jayson Leonard (Jaybo). Jayson is one of the best tile guys I have seen in a long time. Jayson was even willing to work off hours to work around my schedule. Both Thomas and Jayson have an extremely high work ethic. I would highly recommend them to anyone.  I will definitely use Steppen and Spaulding again.  THESE GUYS KNOW HOW TO DO IT RIGHT!!!

We had a fairly tight and Dan Spaulding worked closely with us to stay within the parameters while still providing high quality matrial and work. The communication with Dan was terrific. from the initial quote and its revisions to the daily updates on the work completed. We always knew exactly where our project was both with respect to our timeline and our budget. We have been very happy with all of the work performed! Steppen and Spaulding are excellent contractors and I would heartily recommend them to anyone considering a bathroom or kitchen remodeling project.
