Matt Peck signed my home inspection report, but never came to the property himself. His assistant did the inspection and repeatedly commented on how unusual it was he was on his own that day. I was in the attic to install a ceiling fan brace when I noticed the sagging roof with significant water damage below. The contractor I had out to bid the repair job advised me that it has been there for years and this absolutely should have been an item in the inspection report. It was not. Matt Peck never bothered to call. I was finally referred to the office manager who told got on the phone and told me ?This is how it is?? She went on to explain that with all their loopholes in the terminology, they effectively absolve themselves of any liability whatsoever. No one will even come to look at it. The report was signed by Matt Peck whom I have never met. Surely you can do better. Matt, if you sign it is probably a good idea to have done the inspection yourself or at least ?stop by.? Matt is very professional and thorough. He inspected the house for us to close on the house. He went through all the nooks and crannies, the basement, and the attic. We have used him twice - a previous time on an intended sale that didn't go through. We will recommend Matt for  home inspections.

Due to unforeseen circumstances, we were required to get a last minute 4-point inspection of rental property. Matt called us back within a couple of hours and fit us into his schedule immediately. He showed up promptly at the scheduled appointment time. He performed a thorough inspection, and sent the report on the special forms which Citizens Insurance Company requires via email. I was able to immediately forward the report to the insurance agent & averted costly delays. His attention to detail, courteous and friendly demeanor, and professionalism is why we always call him first.

Matt was recommended by our realtor. He met us at the house at the scheduled time and immediately began the inspection. He thoroughly inspected the entire property, including the front and back yards.  He did a complete investigation of windows, doors, roof, plumbing, baths, kitchen, heating/AC, electrical panels, gutters, chimney, attic, front and back porch, etc. He educated us along the way. The 56-page inspection report was extremely detailed and included numerous color pictures. It's been 4 years and we still use this inspection report for minor repairs we are finally getting to.  From the inspection report, we were able to generate the 4-point report required by the insurance company, saving us more money.

Matt arrived on time and went to work immediately.  He dedicated as much time as it took to make sure that every room as well as the attic, roof, every window, and a full structural survey of the house was completed thoroughly and fully documented.  The design of the report as well as the communication throughout the process were exceptional.

The realtor found this guy.  Since the realtor wanted the sale to close without the bank who owned the house to pay for too many repairs I believe this guy was told to overlook many things.  SO either he's crooked or incompetant.
Light ballasts that don't work, bathroom fans do not work, water pressure is virtually nil.  Roof was so bad I had to pay to replace it.  He gave it a pass.

Matt arrived with my agent and began his work. When he finished i was given a full report in detail about everything he found. He also explained exactly how he checked each item and why he did it the way he did. I had many questions that he took the time to answer in detail. Also, he gave me some pointers on what my options would be to correct the problems. To go even further he gave me advice on how to keep things up to par to prevent future issues should I decide to purchase the property. In the end he emailed my a link and a personal password to allow me to view my entire detailed report (with pictures) anytime I wanted and it also allowed me to forward the report to whom ever needed it. He was professional, concise and easy to talk to. I will be using him for all of my future purchases.
