Dorosinski | Campbell is a firm that specializes in residential design with an emphasis on the classical cannons of architecture. Our design approach is based on new urbanism philosophies and classical architectural languages. Specialties: Traditional design, new urbanism, sustainability, green building, adaptive reuse, mixed use, urban infill, traditional neighborhood development, coastal homes. Firm Principal, Sean Dorosinski, assoc. AIA, AIBD, CPBD is a certified professional building designer and New Urbanist. He has studied, and is inspired by, the language of traditional and classical architecture. Sean is the recipient of several national design awards for projects ranging from new custom residential to historic additions and renovations. Sean has earned three ARDA national awards for significant historic projects in Michigan, Virginia and Washington, DC and was named one of 2015’s top designers by the American Institute of Building Design. In addition, he was awarded an Aurora at the South East Building Conference for a design in the Greek Revival style.

I got the impression that he normally works on upscale homes and large renovations, but I can assure you, even with my small, unique project, he always made me feel like my project was the most important thing he had to work on.
After negotiating a way more than fair price, he drove the 2 hours each way to my house on two occasions to get measurements and make sure everything was going to work correctly. We communicated via email/phone several times and he kept me abreast of the progress on the design, allowing me to make small changes here and there. He even produced some "what it would really look like" pictures attached to my current house, with siding and landscaping and everything. It was amazing to see what was in my head actually become real and know it was not just some crazy idea.
Sean checked and double checked the plans, had his engineer certify them, and even contacted my local building official to make sure he was giving me everything that would be needed to get my permit. These plans are not at all like the carbon copy plans you buy already made from the internet (which my house plan was). The detail in them is phenomenal and will get you through the toughest building inspector. Seriously, the building commissioner could not find a single thing to question!
I loved working with Sean and know you will also. He is very professional, takes his work seriously, will go the extra mile, but is a real person too!
The $415.00 is for the revisions, re-certification, and mailing. I am well pleased with Dorosinski Campbell Design, Inc. and will definitely use them in the future.
Sean's company helped me design the retirement dream home for me and my wife. I had had the plans for some time but they did not comply with local codes. I ended up making substantial changes to the original project drawings. They also took care of the entire permitting process.. The project includes land development and construction for a single family home and a detached three car garage. I received the permits and the project is under way thanks to Sean. I will be using him throughout the project and anything else that may come up in the future He gets a perfect score.
His price was very reasonable and he was great to work with.
I called Sean and he was very prompt with scheduling an appointment to see the area and talk with me about my expectations. We e-mailed back and forth about questions and concerns. He provided two preliminary drawings and highlighted the advantages of each design. I could have gone with either design. They both complemented and added to the back of the house.
Right after he completed the lanai design, he started work on designing the structure that would have a chicken coop at ground level and a large room upstairs. Again, we communicated mainly via e-mail. He came back with two preliminary drawings that took me hours to decide which one would be selected. The designs are incredible. In fact, he again went over each and helped me make the final choice. He listened to all my concerns. When it was in the final stage and I had basically approved the design, it dawned on me I wanted one solid wall for floor to ceiling bookshelves. I was concerned it would impact the design and it was at the final stage. However, Sean said he could see my point and it was a great suggestion. Every e-mail and conversation with him was pleasant. He is very easy to do business with and paid attention to what I was looking for in the building. Even though he has completed his work, he has already contacted me to see if the selected builder has any questions or concerns. I am well-pleased with all of Sean's work.
This required moving a bathroom. The problem was that the distance to the second floor was
15' feet and we had very little space to do it.
Sean was recommended to us via one of the contractors we interviews. Although we talked
with several other architects/designers we felt he was the one most interested in working through
the difficult problems of getting it to fit and working with us. A couple told us it couldn't be done.
Given the space constraints there were lots of code dimensional constraints which made it a
very complex project, even though it was a "small" project given the major jobs he has designed.
Sean worked with us as we worked through the project, making extensive measurements as we
did the archeological discovery during exploratory demolition of past remuddlings.
Sean came up with an innovative solution and the design resulted it getting us a beautiful stairway
and bathroom ... all according to code ... which was no simple feat given the historic building we were
trying to preserve.
There were also complex structural issues to address and Sean and his engineer came up with easy
to construct and install solutions that made the whole project go smoothly.
What simply amazed me is that as the various subcontractors came in to work with the plans, we had
no changes from what Sean had designed and drawn. He had gotten it all right!!! In my experience this
is rare in remodeling.
We loved working with Sean and looked forward to his visits. He listened and gently made his creative suggestions.
We're definitely going to have him work with us on our next project.
"This project, without a doubt, was one of the more challenging projects I have done in a long time. However, that’s what made it fun! To be honest there were a couple of times that I thought “it just can’t be done like this”. When that happens you have to remind yourself that these are not problems but great opportunities for clever design solutions. It’s very helpful when the client is willing to think “out of the box” which was the case here. Every single inch counted and because the home is listed as a historic property there were a different set of rules. In the end it was a success and the clients were happy!"
"One of the benefits of being in business for so long is you really get a good grip on the cost of construction based on a verity of projects. This is really important when a client has a budget that is important to stick to. I am brutally honest when it comes to this. I have had to deliver bad news more than once when a clients budget is not in alignment with what they want done. I could simply just design the project and collect my fees but if the client cannot accomplish what they need it’s a monumental disservice and on my part. There are times, especially with additions and renovations, that you can’t foresee everything. This is when it becomes vitally important to have communication with the client and keep them aware of everything at all times."
We knew what we wanted and he understood and helped us visualize the end result, and make changes based on that foresight. This was extremely helpful in finding all the gotcha's that would have cost us time and money during the construction phase.
The plans he put together were beautiful and went through the City Building department without a hitch. This is important in a town like Safety Harbor which is know for being very picky.
Sean was also helpful in providing references to local builders, plumbers and electricians as we were also in the process of renovating our kitchen.
All in all, we couldn't be happier with Sean and his work.
"Half the battle of a successful design solution is to listen very carefully to the client’s needs and expectations. This particular project was an addition that had a very specific intended use. Once you clearly understand what the final result needs to be….do it right, no exceptions regardless of scope. While I truly appreciate every single review I receive it is especially nice when someone also recognizes the efforts regarding the “nuts and bolts”. I have said before that the construction documents have to be just as good if not better than the design itself. It’s clear that with the use of cad the quality of the documents has diminished industry wide. If the plans are not done properly the final result will not be what you sold the client in the first place and will end up costing them more…..this is unacceptable as far as I’m concerned."
"It really doesn’t matter what the size of the project is. At the end of the day real people are going to be using the space you designed for them on a daily basis. Why should a smaller project get less attention than a large one. This particular home is a stunning example of early Craftsmen/prairie style architecture and to not take this into consideration, even if I were only designing trim, would have been a monumental disservice to the clients (and the home) who clearly understand the significance of the existing craftsmanship. I do take a personal interest in every project I do and when the client is as thoughtful and engaged in the process it only makes it that more satisfying when its complete."
Sean took a personal interest in our project and continued to follow-up even after his contracted work had completed. He was invaluable for his continued ideas, insight, and coaching. My recommendation is that if you have not worked with your contractor before, also hire Sean to also do the construction oversight. It would have been money well spent in our case!
