I was not on site during inspection. His inspection of the attic in my condo missed at least 5 years of termite damage. Frass piled up right at the entrance of the attic, framing of the attic stairs are like cardboard. (see photo) I don't care if he is not a TERMITE INSPECTOR, he should have noticed and addressed the damage, no matter what kind of damage it is. Electricians doing work in the attic brought it to my attention. I now have to leave home for two nights because building has to be tented to treat problem. IT MUST BE NICE NOT TO TAKE RESPONSIBILITY FOR YOUR JOB. I wanted him to refund my money or pay for my hotel.......GOOD LUCK LADY. good way to run a business. Stay away.

We hired Rob for a home inspection when we purchased a home in April of 2015. We thought all was well until we had an electrician out to install an outlet. The electrician informed us we had aluminum wiring. Rob clearly stated copper in the inspection. Aluminum is a fire hazard and special connectors must be installed to make the house safe. We are now installing Alumiconn connectors and being charged almost $4,000 (Angies list discount saved us 10% on original estimate pictured) to make the home safe which we could have had the previous seller do had Rob inspected our electrical panel more closely. The aluminum wires in the panel are easily seen. Rob just missed them. We contacted Rob to see if he would help cover the cost due to his negligence and he only offered to reimburse the cost of the inspection. Rob Khalil does not stand by his work and I suggest you avoid hiring him for any of your home inspection needs. I have attached pictures of the electrical portion of the inspection, the estimate to repair what was missed, and an outlet pulled from my daughters bedroom that was melted and very close to starting a fire because of the aluminum wiring.

He was wonderful. I have never seen anyone do such a good inspection in my life and I have been around for a while.
