When I purchase the home in November 2012 no outstanding liens were found.
When I sold the home in April 2013, the buyer ordered a search from the same company "Reliable" and this time they found an outstanding water bill from 2 owners ago for over $1000.
I had to hire an attorney to resolve the lien costing me an additional approximate $400 over what I would have paid for closing costs.
Clearly "Reliable" isn't reliable.
Since the selection of this company was with my title company handling the purchase, I would recommend asking your title company what lien search company they contract and insisting they NOT use Reliable. The title company I used was Title Partners of Fort Lauderdale who would not take any responsibility for their subcontractor. I'm not sure they are still using Reliable given my revolation to them. I would hope not but they were not to nice about me pointing out their mistake when I told them about it.
