Buying a home can be a hectic process, we at Eagle Eye Home Inspections understand this. We strive to be your advocate and not only point out areas that may be of concern, but also provide solutions to our concerns. Our home inspection team takes the time to educate you on the features of your new home and our mission is to provide you with World Class Customer Service! With 30+ years experience as General Contractors and Home Inspectors we have come across all types of homes and can spot concerns accurately and efficiently. At Eagle Eye Home Inspections we will have your report to you within 24-48 hours after the inspection, though normally it is submitted to you next day. Our reports provide you with full color photos as well as explanations of possible remedies to areas of concern that include estimates on what these remedies will cost, this will help you determine what your actual costs will be. Eagle Eye Home Inspections is a family owned company and is locally based Broward County, we service Broward, Palm Beach, and North Miami-Dade counties. We are a licensed and insured home inspection company.

"Thank you very much for the review, but I have a couple of items to clear up. 1. I wish you would have called or emailed us to resolve any questions you may have had on the report instead of waiting a year to complain about the report. 2. The report is correct and I, the owner, just doubled checked the whole report. You may not have wanted to use the report for the insuracne company as it states that you have an older roof, but it still provides other discounts like strap ratings. 3. You menchion in your review that the report states that you do not have a roof, I believe you are refering to the section 2 letter D on the Wind Mitigation, this statement acutually states the following: "No Roof Coverings meet the Requirements of Answer "A" or "B".", I can see why this can be confusing, but this is why you should have called or emailed us so we could explain the rating to you. This box refers to the type of roof covering and if it meets certain Florida Building codes and or Miami Dade ratings. Due to the age of your roof, which is stated in the report, you did not meet the requirements. 3. To address your comment on price, you actually received two reports for a total of $225. Report 1 was the Wind Mitigation, and Report 2 was the 4 Point Inspection. If you did not think it was a good deal, why would you purchase it online before looking around at other prices? In the future, please give the company a chance to explain the report and or ratings on the inspections your recieve before blaming it on an un-educated inspector. These reports can be very hard to read, and there are many inspectors out there that do not know how to correctly fill them out. I would like to add that we have only had 1 report returned to us by an insurance company for being incorrect since we have been in the business, and it was not your report. I am sorry that you did not receive the ratings in which you thought you deserved, but I can insure you the report is correct and you were provided World Class Customer Service from the time you called."

"I went back through the inspection that we performed for you, on 7/10/14, and it was of a newer town home, not built in 1979. I just want to verify that we are talking about the same report. I did see in the report in Section 5.8 that there were signs of a previous leak in the master bathroom toilet closet, "The area is currently dry and does not appear to be active. There is a slight growth on this area. We are unable to determine if the leak is active since the home is vacant. If the area becomes wet, plumbing repair will be needed." This area was directly beneath the upstairs bathroom that appeared to have a previous leak, we showed you the area and gave you tips on how to prevent pipe damage under the 3rd floor bathroom sink. Please let me know if you have any further questions or concerns!"
"Thank you for your comments, and understanding that sometimes the insurance companies request additional photos that are not typical of the inspection. When these request are made we do come back out, at no cost to the client, to ensure they receive every discount that is available to them from the insurance companies. We do understand that the 2nd trip is an in convenience, but do not have a way to predict the request for additional photos. Thank you again and hope to hear from you soon!"
Arrived on time and carried out a very thorough inspection of the condo, also inspected the air conditioning compressor on the roof of the building. They provided a full report on their website with good quality photographs which we could access with the password supplied.
The report was issued in less that a day and was very useful to us when we talked later to the seller. The inspection report had many items in it that we needed to know, the most important being some defects in the electrical systems.
Would recommend Eric and this company without hesitation.

I really wish that you contacted me when you discovered issues with the electrical system. I just went back through your report, from 2013, to review the electrical system. I do want to clarify that a home inspection is a visual inspection, and at the time of inspection all outlets were working. Inspectors are unable to check per code, because every house has remodels at different times, homes are not required to bring brought to current code, unless the issue is in the area of the remodel. For example, if a bathroom is completely remodeled, not just cabinets and tile, than the contractor will need to install GFI outlets, but may not need to install new electrical wiring. With that said I know this does not help you now, but again thank you for your comments and we will strive to do a more efficient and through job you your next inspection."
