Concrete Patios, Walks & Steps Installation
The provider started in July by clearing the ground and prepping the area for concrete patio to be poured. He set up the boundaries and set the patio to be slightly slopped away from the house and current patio so water would not accumulate. The contract was signed for a total of $3210.00 to include $3000.00 for the concrete and work and $210.00 for tax. During this process the patio decreased in size from 25ft by 13.6 ft to 25 ft. by 12,8 ft. On 8-8-24, the truck did come and the concrete was poured. There was not enough concrete and I was advised that they would bring a second truck of concrete and the patio would be completed. There was no mention of additional funds or that there was more than the amount of concrete needed for the project. After the concrete was poured, I was advised he only spent an additional $977.00 above the $3000.00 for the project and he wanted me to pay the additional amount. I refused as I believed this was a violation of the contract. We continued to talk and he advised that an additional $320.00 would allow him to break even. I arrived at the house and observed the new patio. I first noticed that the patio was bowing and arched and not flat at all. It started at the old patio and went up instead of down. The patio is not flat at all. The concrete was supposed to be at a highest level of thickness at 4 inches, but goes up to at least 6 inches. There were two different pours and the concrete does not match and there is a large "Z" shape in the concrete in the center showing the different colors. The patio now floods and the water collects between both areas where the patios meet. There are dried concrete drops and areas on the old patio that were never cleaned up. There are three large chunks of dried concrete that were left in the yard. I was advised he would be back to pick this up, he would cut the new patio to keep it from having problems, and that he would clean up the splatter sections of concrete thrown against the vinyl fencing. He did come back a few days later to remove the wood from around the patio but no further work has been done. He advised that he would be out on 8-20-24 to complete the work, but he has not come out, not responded to additional text messages, and has not done anything further.
