Accupro is as good as it gets for inspections. I used them for a home inspection (4 pt; wind mit; termite; general) on a potential purchase. Robert was my inspector. He was very professional and walked me through the ins and outs of the home. He really took his time and really had my best interests in mind. Plus, his reports were excellent and I received all of them within 24 hrs.
During the inspection I had A LOT of questions and he was more than happy to answer them. He also was able to point out smaller items that I may want to address in the future when I purchase the home. I appreciated his honesty on everything as no home is perfect and I didn't know much about houses.
One thing to note - his price may seem high, but you really do get what you pay for. If you go for a cheap inspector, they will simply provide you with boiler-plate inspection reports, so your home purchase will go through insurance/lender. Unless you really love risk, that's always a terrible idea. The cost is small compared to the mortgage and you can always negotiate some credits with the seller if need be.
I highly recommend Accupro and will be using them in the future.
So, the details. I booked the first time by phone, and that went very well. The two other times I booked the inspection online via their website, and it was even easier. They have it set up to be very communicative - confirmation emails, reminder text messages, etc. They were extremely professional in all encounters - uniform, work truck was clean and organized, they had everything they needed, etc. Even some advanced equipment - an infrared camera that can show the heat signature of whatever it photographs, which can detect things like hidden leaks, poor insulation, etc. One thing I liked is that they are truly on your side - the seller's real estate agent is usually there, and they are usually used car salesman types, downplaying any issues found. Well, the inspectors from Accupro were very firm in communicating issues, and called them on any bull$hit they came back with. There was no nicey-nicey between the inspector and the agents in this regard. Professional, but very firm and objective, and def not afraid of confrontation when challenged, as they knew exactly what they were talking about.
I will say that I know a lot about construction and I'm VERY handy with home repair type work, so I kinda thought I knew enough to look at these houses myself and that I maybe didn't need an inspection and could save the money. My wife talked me out of that and insisted, due to the large price tag on these houses. Well, I was glad I did it afterward, because Accupro's inspections were WAY more thorough than I would have imagined, things I would have never thought to look at. One example: in on of the three houses, they found that inside the main electrical panel, someone had sprayed paint all over the main connection (they did it when the houses was being constructed, where they use sprayers to spray paint the whole inside of the house). Well, this is a major fire hazard, and the area at the connection was all charred and burnt already; they took a digital temperature reading, too, and it read 111 degrees, very hot. They had to remove the entire cover of the panel to check this...I would have never thought to have done that, or that it was a possibility to find such a code violation (or that there was some code for that).
The reports in all three instances were very detailed, with pictures of everything, whether good or bad. Where issues were found, corrective measures were recommended, and cost estimates provided. The reports were usually delivered within about 24 hours, although I don't know what the normal expected time is for these things. I paid online for each, and it was easy.
Services.
Before the inspection we had communications back and forth over email. Once I selected a time for my appointment I received an email confirmation, which I definitely appreciated over a verbal one.
He arrived on time and began right away. He did a great job methodically testing each part of the house and explaining what he was as he was doing it. Our main concern with this house was the roof because it was an unpermitted one (from after hurricane Andrew) and because it was old. Though we did find evidence of previous leaks (already in the seller's disclosure, so wasn't a surprise), he used an infrared scope to find temperature changes in the ceiling that might give clues that there was moisture. If he did find a spot, he checked it using an instrument that detected moisture. He did mention that the infrared scope use was not typical in home inspections, so your mileage may vary.
Inspections in many ways are inherently bad because the inspector is taking an adverse stance on the house to find anything wrong with it. However, the inspector here also made a note of positive things he saw in the house too which helped to give an expert opinion on the true overall quality of the property.
I also appreciated being able to pay for the inspections online via credit card and do most of my dealings over email. The report was completed and emailed to me the next day. I had a previous inspection in which I did not like the report's format, but I found this company's to be easy to read and understand and had lots of pictures.
Overall, it was not a cheap inspection by any means, but I did receive a professional and expert experience in response. And that, to me, was worth the extra money.

Rob has also been extremely valuable to us in a different capacity. Recently, we decided to put impact windows in our home, and we had all sorts of trouble with finding good, reliable window contractors in Miami. The company we ultimately used had many delays, and it turned out that we could not be in town for all parts of the installation, and we sort of lost confidence in the contractor. I called Rob to see if he could look over their shoulder and make sure everything was done correctly.
As before, he was fantastic. First, he answered my email within minutes and remembered who we were. He went to the house the very next day, when the final trim work was being done, and looked around both inside and outside. He gave us peace of mind my letting us know that the contractor was doing a good job, and he offered to go back to the house when they finished to make sure the last phase of installation went smoothly. His price for doing all this were extremely reasonable, and his work allowed us to feel comfortable with the window installation even though we couldn't see the final result in person. We are so grateful for Rob's help and plan to have him inspect any major projects in the future.
