Charlie arrived on time but that is all that went well. We had a window we were closing in and it just needed to have some blocks laid to fill in the opening then stucco the outside. Charlie brought a bunch of old blocks that were in his yard I guess. They were dirty, wet and stained. FYI brand new blocks are only $1.25 each and he would of only needed about 12 of them. There were various size blocks so he had to break some of them to fit in the opening. Half of the blocks are not even cemented together. The workmanship is that of a 3rd grader. On the inside I have had to break some blocks so my drywall would fit, the blocks he laid bulge towards the inside about an inch. The stucco on the outside does not match well with the existing stucco, it didn't look so bad when it was wet. Now that it has dried it is quite a mess.
Charlie just seemed like he was in a hurry to get the job done and had little to no concern about his workmanship and no pride what so ever and it shows. Other contractors have walked in and laughed out loud when they see what he has done. It is fairly comical to see.
"all i can say is that i told you i was not a block mason and you said it didn't matter as long as it was closed in. you never called to express your dissatisfaction or we could have tried to work it out,when you paid me you said you were happy that i was able to do the whole job instead of hiring two different workers which would of been more costly.i do believe it will blend in better after it is painted.....of course also depending if you match the old sears texture that is on the house.I just wish you would have contacted me first as this is the first I knew you were unhappy!"
The repairs were completed on schedule, and I met Charlie the following morning to inspect the repairs. The workmanship was excellent, the stucco texture was matched perfectly, and a beltline molding that he also repaired looked excellent. He had also inspected the areas under the Tyvek covering to assure that the wood had not been compromised. He told me not to paint the area for at least 28 days, and he had inspected the rest of the house and told me that the house needed to be painted as soon as possible, as there were hairline cracks in the stucco that if not covered by a quality paint would allow water to penetrate and cause additional and similar damage. The house is 11 years old, and I am sure that the paint that was used on it when built was not a high quality paint, so I scheduled the house to be repainted. It has since been painted, and you cannot tell by looking at the front of the house that the area had been repaired. The entire area was cleaned up, and all debris and trash was removed from the property.
I found Charlie to be very reliable, professional, well experienced in the work he does, and very easy to work with. I would not hesitate to recommend him to others for this type work.
I had a conflict with the original time Charlie and I had set up. He cheerfully delayed his schedule by one day.
Charlie arrived on time, worked diligently, and completed the work in the 2 days he said it would take.
The results are great the chimney is as good as new (except for painting it) and the stucco is darn near a perfect match.
I am very pleased.
He said he would show up between 9-9:30 am on the appointed day. He came at 8:45. Not a big deal, but I had to scramble a little to adjust. He and an assistant took about two-and-a-half hours to do the work. His interpersonal skills were lacking (e.g. when I complimented his stucco work and asked him how he created the texture, Charlie responded by saying, and quot;If I tell you I would have to kill youand quot;. I thought that was a rather inappropriate tone to take with a paying client).
When Charlie was packing up to leave, I noticed he had neglected to complete an agreed-upon repair to a porch column. He had his assistant do a cursory patch that I didn't notice until later. We paid Charlie and he was off.
The following day cracks started appearing in many of the repairs Charlie did. In addition, upon further inspection, some of the other repairs were incomplete. He repaired cracked and crumbling stucco on a porch support column, but left the bottom unfinished and exposed to the elements. He also failed to stucco over plastic forms he used to repair a decorative add-on. We called Charlie a couple of days later to address our concerns and he said he would come over and correct the issues. We agreed upon a day. When that day came Charlie was a no-show. Two phone calls and a half-day later he finally showed up. He finished the incomplete work and said the cracks should be painted over to seal them. That wasn't the answer I wanted to hear, but so be it.
I did not enjoy dealing with Charlie and I was not impressed with his work, nor his work ethic. I would not personally hire him again. My suggestion would be to steer clear of this one, but that is only my personal opinion based on my two experiences with Charlie. There are other, positive, reviews of his work, so I would simply weigh all the information before making your decision.
Evidently the original house builder did a good job of stuccoing the house and there was a thick layer that Charlie had to match. He matched it perfectly, and I mean perfectly. He used the same materials (some kind of metal grate) that was originally there. I don't know a lot about stucco, but I know they don't all look the same, and he nailed ours - you can't tell the difference between the new and the old (except the new isn't painted yet).
There was an area where he had to build up an extra layer to make the wall meet up where we had a pass-through (shelf) installed with a gap that was a little too big, and he made it it look like it was meant to be (even though there was about 1/2 inch that he had to kludge).
He worked alone and was 100% focused throughout the day. He was friendly and professional, and explained the basic steps of how stucco works. I would definately use him again and recommend him highly to friends.
