"Every request for repairs was addressed within a timely manner although no request was made in writing which is what the lease mandates. Only certified contractors were used in the repairs (My husband is a Licensed General Contractor). I rarely received my rent on time. These tenants would wait until the office was closed and leave a check in the mailbox that was back dated in an attempt to avoid paying the late fee. I tried my best to accommodate them and respond to their multiple request for repairs but some people are just unhappy no matter what you do for them. They left the home in overall clean condition but the carpet in the family room was so badly destroyed that the owner had to have it replaced. At no point were these tenants forced into a lease. They had the option of moving out with a 30 day notice at the end of their expiring lease. The owners did not wish to allow them to continue leasing on a month to month basis which is what they were trying to do. All of our leases are one year leases but in an effort to try to help them out I was able to convince the Owner to allow them to do a six month lease. Just prior to them moving out we upgraded our system to online based Property Management program and it took a few weeks to get the kinks worked out which is why they continued to receive notifications of past due rent for a few weeks after the end of their lease expiration. Unfortunately in the area of Property Management you sometimes get tenants who are not happy with you no matter how hard you try. I am very happy that they were finally able to purchase a home of their own and wish them all the happiness in the world in it."
