Home Inspection
I lived in NC and made 2 different trips to SW FL looking at homes to buy as our primary residence.
I was familiar with the Chinese drywall problem as well as these home being stripped.
Al Paris as well as 1 other home inspector were referred by my Realtor.
I spoke with both on the phone and hired Al Paris.
My major concerns were about the drywall and mechanical systems.
When we looked at this prop we noticed that it looked like all of the outside AC & water equipment was there. There is a large problem with this equipment being stolen for scrap.
Al told me he would inspect everything and was very familiar with the problems on these foreclosed homes.
His inspection was formatted with many disclosures saying he was not responsible for anything.
His report was very detailed except he said the water system was unhooked, therefore he could not inspect it's operation. He took a picture of the outside equipment and stated that it was all there, but he was unable to operate it due to it being disconnected.
He & my realtor told me it was no big deal, it just needed to be hooked back up.
Now I am back in NC when this took place and am relying on Al to give me the correct info as this is a Fannie Mae home and is "As is".
We close and I arrive at the home a couple of weeks later to start the rehab. 1st thing I do is call Water Medic's and they come out to give me an estimate. Scott from Water Medic's walks up to the big storage tank and lifts up the lid which was not screwed on. "The pump is missing, that's $595". It was a very easy thing to do just lift the lid, Al Paris was to lazy to even do that.
Upon further inspection it is found that this pump had been missing for a long time by the looks of this unit. The pump actually in the well was fried and it was obvious when looking at the burnt wiring at the well head in the yard. Again very easy to see without much effort at all.
All said & done iot costs me $1472 dollars to get the water working properly, considering I was expecting a $200 service call to hook up the system, I was very p***** off!
When I called Al Paris to let him know my feelings he made up several excuses about how I should have hired a water inspector.
Do not use this guy Al paris for anything as I found him to very incompentent and then angry when I called him out of his oversight.
