CMG Appraisals

We had a full price contract offer on our home. After taking a week for the appraisal, Michael Gann came in $29,000 less than the offer and the asking price. He killed the deal. The sad part is, I used to do appraisals and after thinking that it was a very bad appraisal, I asked several professional opinions of the job he had done. He gave us no credit for my home that had been completely remodeled from top to bottom with the best quality. Had he given us credit, the appraisal would have been right inline. Not only that, he gave us to credit for our patio/porch/dock that he gave to comparables. I could list several more things but please beware.

Went very well, appraisal was done within 3 days and sent to me within 2 days after completed.

Carolyn Myrback provided a thorough 24-page report, including pics, four business days after her site inspection. The report brought clarity and sanity to the conversation. Carolyn was the first to return my call after putting out several messages. I wanted the opinion of someone certified who had no stake in the race. She provided exactly that.

Great! Michael Gann was here for a couple of hours. He looked over the house and took some pictures. A few days later I receuved the appraisal attached to an email. And, then, a permanent one in the mail.

I called and set up an appointment for 330 pm friday  for a home I had refurbished and was looking to sell. I wanted to price the home right so I went for an appraisal. Here is what happened:  my general contractor ran behind on getting my home done, so I called early the morning of the appraisal appointment ( appointment was at 330 pm) to post pone the appraisal. I called at 830 am and left 2 messages. when I heard nothing back , I called again in a panic and was told that the appraiser- Carolyn went out to my house anyway at 10 am and " did not get my message."  So my home got appraised when it was not done despite me calling to postpone a few more days. Next, I was told I would have the report back in 2-3 business days. The report took 7 days. It added to my delay in listing the home for sale.I called multiple times asking for my report.  I was told there was a "power outage" and my info was lost. To top it off, the appraisal came in $75,000 under value. I recently became a realtor so I knew what my house was worth and knew her report was wrong.  I pointed this out to Carolyn who to told me she does not know how she missed that.  I had to email her recent comps I found on zillow that she missed. She fixed the report after another delay for 2 more days. MORE FRUSTATRATION. THEN I asked her to come back to my home to appraise it when it was all done after the massive renovation. She told me they would charge me another fee to come back out!!!! Not fair, espeically after I called to postpone the appraisal. I then asked for a partial refund and got a denial. I am NOT HAPPY and told her that. Overall a bad experience. Had I not done my research and double checked her work I would have listed my house for 75K less than what it is really worth. All I want for all the errors/delays on their part is a partial refund  or for her to come back for free to get a look at the place now that it is done and they wouldn't even do that.

Called CMG on August 29th and made an appt. for Sept. 1st.  Mike Gann, a State Certified Residential Real Estate Appraiser,  was the individual who came out and did the appraisal.  He arrived on time, I took him through the home and he took photos of the different rooms in the house.   It was particularly involved appraisal  because the house is on a sinkhole and has damage inside.  Because of the additional work that was involved, they charged a little extra. However, CMG does give an discount for Angie's List members.  Mike did a very thorough and  professional job.  The appraisal was emailed to me

Everything went well from start to finish. I called and talked to Mike. I was not sure of what type of appraisal was needed for my situation. After describing the situation, he advised on the type of appraisal that should work for us. I confirmed this with the company requiring the paperwork and let Mike know to proceed. The appraisal was delivered within the promised timeframe. The appraisal was very well put together, very professional and left no doubt as to how the figure for the property value was calculated.
All in all, it was a great experience and I would recommend CMG Appraisals to anyone needing the type of services they perform.

Very professional & knowledgeable. Our appraiser (Michael) was very responsive and was able to provide quick turn around on our home appraisal, while still giving a detailed and well written report. Communication was punctual and professional.
