1 They have a phone receptionist so you rarely have to leave a message. 2 Citizens threatened me with non-renewal once my policy expires in early September because their records showed my roof had less than 3 years of life left, so I was against a fairly tight deadline once I got financing arranged in early August. 3 They were able to come out for an estimate within a week of when I called, in mid-July. The representative arrived right on schedule and did a thorough examination of the house, as opposed to several other bidders who prepared their estimates from online aerial information. The in-person examination gave me a chance to point out idiosyncrasies & ask my many questions as I pointed out the areas of concern. 4 At that time I was still trying to arrange financing. The rep told me about the federal PACE loan program, of which I'd never heard. As it turned out, the bank process was so slow I would never get the loan in time, so I went through PACE. (NOTE: PACE is not for everyone. It's a fast process, you don't have to jump through endless hoops, it's competitive with private loans, but there are disadvantages. Research it carefully. It was a good deal for me personally.) 4 They were booked out 2-3 weeks, cutting it close, but said they'd try to fit me in between other bigger jobs, that a roof my size they could do in a day. They came in about a week after I chose them, and indeed got 95% of it done by sundown. They came back the next work day and finished. The supervisors & crew were fast & thorough, & were good about answering my interim questions. 5 Other than the tar & gasoline smell (which went away fast), there was hardly a trace of their having been there. 6 The price was not the lowest bid I got, it was just about middle, but Bange is one of the two most highly-rated roofers I saw on Angie's List who work through PACE. (The other one never returned my call so I didn't get a bid.) BUT their proposal listed a few things extra that lower-priced bidders were not going to do; for the timeliness & work performed I think the price was more than fair. 7 Although I know 20 times as much about flat roofs now as I did 2 months ago, I still don't know enough to judge the quality of their work, but they pulled a permit & the city inspector was there at least twice for in-progress inspections, then made a final inspection, so according to him they met or passed all FL Building Code & Miami-Dade standards, which is all I can ask for.

They were in and out in about six hours. We had to pick up a few stray tin tags and nails and had about 10 minutes of touch up painting to do, but this was all expected. They do pull the required permit and file a construction lien. At end of job, permit is closed out and when you pay, the lien is released. This is all standard procedure and you can verify it was done with your permitting authority, in our case Palm Beach County. Half is due on job start and the other half after the permit is closed out. You can pay these people with confidence.

Project went very well. Project took about three days from complete tear-off to complete roof replacement. It took the city a few more days to come out to inspect. There were no problems. He put quality shingles on the roof. I would highly recommend this company. I would have written the review earlier. I was telling my son, who is also an Angie's List member, about the experience and he typed this review.

They are a company here in SOUTH FLORIDA that really does stand behind ALL of their work, a RARE find in this state. I would use them and no one else when it comes to your roof. I wish that they would teach other companies how to run an honest business. THANK YOU Dave and April you both rock!

Quick to respond, once holidays were over. Finished in a single day. Only complaint is I thought they could have cleaned the pool deck area after completing the work. Lot of mud tracks left on the pool deck.

Paul Kaszycki came out and told me it would be about 2 weeks to get someone out. However, he called me a couple days later, (after his first visit) and said, and quot;he could get someone out within a week, once they complete a job near by.and quot; The crew came out and did exactly what I expected. It took about an hour to complete with three people. My house is about 2k square foot.

I was very happy with the salesman, Paul Kaszycki, who came to my house and gave me a written estimate on the spot. He explained his estimate, any warranties, services they would provide in the future, and answered any questions I had as to the time element involved in the job, the quality of materials, the quality of their work, and he suggested I check out their company on Angie's list which I did.
The day the job of removing the old roof tiles was scheduled, about 5 trucks showed up on time (around 8-8:30 am) and by 4 PM the roof tiles, were off and in their dump truck, the new skylights were in place, rotten wood had been cut out and replaced with new wood and everything was ready for the new asphalt tiles and for the inspector. In addition, the flat roof of my Florida room had sealed with a membrane to protect it from future leaks. It was just amazing at how fast this job went with all the men here to pull this off in such a short time. The crew was finished with this part of the job around 4 PM.
The next day (day 2) we waited for the inspector so no further work could done but the roof was protected from the elements. While waiting for the inspector, a truck arrived with the roof tiles which were unloaded on to the roof with a conveyor belt apparatus. The inspector arrived and signed off on the job at that stage. On Day 3 the roof tiles were put in place and the job was completed. The only thing that remained was the final inspection but since it was now the weekend the inspection had to wait until Monday.
All in all this was a very fast and neat job. I have seen several roof jobs in my neighborhood which took much longer. Even my neighbors who drove by told me later that they marveled at how fast this roof was done.
I would most definitely recommend Paul Bange Roofing and Paul Kaszycki. I am happy to have chosen this company for my new roof. I found them to be very professional, their crew showed up on time, and the job was completed very quickly.

Called for appointment and responded quickly. He came out and was very professional. Inspected roof and advised of the repairs needed. He said that 8 tiles were broken and that they would replace them with as close a match as they could find. The replacement tiles were not a good match so I called him about it and he said he would come out and paint them. I agreed to that but they did not show up to do the painting. I called him several times and left messages that were left unanswered, but finally, he did call and they came out to finish. He was very appologetic and I will give them the benefit of the doubt.

To Angie's List Subscribers: if a deal appears to be too good to be true, it probably is! This and quot;specialand quot; was nothing more than an opportunity for Paul Bange Roofing to come to my house to propose work that I didn't need. Although he walked around with a broom and caulking gun his time here was spent measuring and photographing my roof. The follow up was a proposal for a new roof or refurbishment; both prices were extremely high, the roof is not ready for either! Ultimately, another company provided the work I needed for a small fraction of the work Paul Bange proposed.

Paul's roofing company were great they gave us a fair estimate and although they were not the cheapest, we felt overall comfortable with them. Note: We would have done this sooner but didn't know about Angie's List until recently.
Last year we had a worker (doing other work) put his foot through the roof - after 17 years we needed a new roof. We got 2 estimates which were close. The Paul Bange sales man was very efficient and business like. Among other information he had current copies of their contractor registration and the company liability insurance along with a lot of info on different types of shingles etc.. We had a prepaid trip that started in a week. They would have done a temporary patch but the crew showed up the next day and had the whole old roof removed and the new shingle roof in in a week, no delay of our trip. They were careful not to harm our landscaping. They did a great job and left the yard clean.
We would recommend Paul Bange roofing to any one who needed work done on their roof.

I bought the Angies List Big Deal for $99 with the understanding that I would get an inspection and up to two hours of roofing maintenance. I emailed the contractor including photos of a roof truss that is not properly supported and the gusset holding it is not in place as it should be. It was clear that this was my primary focus as well as looking for any other failings that might exist. The company called me back to arrange to come over. They received my photos and I was told by David Welby that they would do what they can. A worker arrived, was pleasant and spent 55 minutes at my residence. He went into the attic and found the problem my building inspector had photographed, but did not attempt to correct it. He had left his hammer in the garage access to the attic, so it would have been difficult to actually work on the problem and it was difficult to get through a narrow access into the main attic space. I don't think he wanted to crawl back through the access to get the hammer and go back to correct the problem. He told me before leaving that the truss was solid even if not properly square and that he wouldn't worry about it. He also took his own photos and seemed to want to show them to his boss before continuing. Since Florida is subject to hurricanes, known possible weaknesses should be remedied.

I received a call from David Welby who informed me that they are not contracted to correct and quot;pre-existing conditions.and quot; He agreed that his own Big Deal Checklist given to me by the contractor, says they will inspect decking, trusses and ventilation in accessible attics. And he said they did and quot;inspect.and quot; I said that it was clear from my email before they came out that I already have a visual inspection since I provided him with photos of work I expected to get done. I suggested that he should not have agreed to come out if he is not going to spend the two hours on the work expected. Had he told me he was not going to do the truss work, I would have canceled the Big Deal with Angies List and got my own contractor. Mr. Welby informed me that they do not get paid any of the $99 I paid the Angies by which I understood that it was not in his economic interest to do my work because there was no follow-on work required. Part of the problem here is in the relationship Angies List has with the contractor. He kept insisting that he would not do pre-existing work requirements which he said if I had read the contract with Angies list, I would know. It seems that he may have a contract with Angies that is not made apparent to Angies customers who are not aware of the limitations placed on the work the contractors will accept for the promised two hours effort.

I will now request that Angies list return my $99 or suggest a contractor who can do the work.

Repair or roof replacement of a pre-existing nature was not offered, however, inspection, minimum maintenance (as per Angie’s List original Big Deal offer) and an estimate were offered. The following is the criteria letter given to each Big Deal customer, upon our arrival. Big Deal Checklist 1) Visual inspection of Access, Perimeter of Structure- a) Identify soffit, fascia or eave detail conditions. b) Identify condition of exterior walls. 2) Visual inspection of Roof – a) Identify conditions of all details (eave, tie-ins, returns, crickets, valleys). b) Identify overall cosmetic condition of roof (worn, broken, missing tile, shingles). c) Identify overall condition of flat roofs (laps, tie-ins, details, pitch pans, penetrations, a/c units, field ply surfaces, worn ponding areas). 3) Should proper attic access be available – Visual inspection of decking, trusses, ventilation. 4) Performed Work – a) Caulking joints, RT600 tile (limited) b) Debris removal (pine needles, assorted debris) 5) Provide overall inspection report and estimate regarding repair or rood replacement work. The reason I purchased it was that I had a very small leak in my garage roof. The guy came out and inspected the roof. I showed him where the leak was but he said he had to check the entire roof. He was looking to say I needed a whole new roof for $20,500. He also said that to fix the leak that it would be a major undertaking, but that he really recommends I replace the whole roof. He gave me a proposal, but said if I didn't jump on it quickly, they would not honor the price in the future. A few days later, I get the proposal only to replace the roof, no proposal on fixing the garage leak. He used roof cement to seal down cracked tiles, which took him about 15 minutes to do. I think the whole thing was an excuse to write up a proposal for a new roof.
