The appraisal came in 20,000 lower than it should have been because the company did not use a comparable from a home that sold 6 months ago. The house is similar in square footage, amenities, and lot size. This comp is six houses away from my house. Instead the company used a property in another nearby subdivision, which is a villa, meaning it has no yard.
I've emailed this company as well as called them to try to find out why they excluded the comp. They refuse to respond to my inquiry.
