major leak stopped, but problem not gone and work a little sloppy. Now that I need warranty work done he's not taking or returning my calls. But I think overall the guy was honest and tried to do the right thing - even when he found it to be a harder job than anticipated.
I had one major leak in my bedroom and a few less severe leaks in the front of the house. Patrick arrived arrived on time, made a very competitive quote, and I gave him the job. He estimated it would take him one full day, but the damage was more severe than he thought. He had to replace some rotton wood, and cut many tiles to fit the repair job.
After his work, I no longer got puddles on the floor in the master bedroom. However, I do still have some moisture entering the house and the leaks were not stopped completely. I also get puddles from the minor leaks in the front of the house.
I felt bad calling him, because I do think I got a respectable amount of work from him for the money I paid. He worked with a good attitude and he and his son who helped with the job were pleasant to be around. There clean up wasn't admirable, in fact they left a mess, but they worked almost until dark to finish.
Since he told me the work was warrentied for a year, I called him several times on both numbers to see if he could come back and ensure that the house is dry and not leaking. He, however, has not answered or returned my call.
He should not have quoted the rate he gave me and emphasized the warranty if he couldn't do the work and ensure it was done completely.
I have to give him a "D" for lack of follow up and not honoring his warranty. At this point I have given him several months to respond. I would not use him again.

The job went very well. First the roof repair area was pressure washed to take off the old sealant material, dirt, etc. After drying the repair area was covered and sealed with a Hydro-stop Membrane/material and a coat or two of an emulsified asphalt as I recall. This stuff has more flex to it so with the metal panels in the hot Florida sun it looks like a far better method that what had been used previously. And the entire roof area was covered, not just the panel joints and wall joint areas. That was day one, which was cut short due to the usual afternoon thunderstorm. On day two the team came back (BTW-owner and a son) and applied two coats of an elastomeric roof coating (this stuff was white instead of the black asphalt so should reflect much of the sunlight & heat). The first coat was allowed to dry before the second coat was applied. Also, they replaced a missing shingle tab and resealed some exposed vent pipes and other minor issues. The pressure washing on driveway and sidewalks went fine but I forgot to tell them where the property line was so a small section was not finished. They agreed to come back within a week to do this 10 minute job. I am not too worried about it either way. The job was estimated and came in under the amount listed above which I thought was a real bargain! I had another contractor give me an estimate. I'm sure he would have done a good job but I thought his estimate seemed too high for the size of the project (still well under $1000).
