Ron Simon and RMS Drywall Inc is not an individual or a company we could trust. Simon and RMS failed to complete the job, performed bad workmanship in many areas, inconsistent and incorrect installation of ceiling tracks, door openings and equipment openings, failure to cut recessed ceiling door tracks to fit the doors, installed the fry reglet wrong and possibly used alternative materials other than fry reglet described in our contract, drywall screws exposed, whole left open around hi-hats, damaged windows by not protecting them when they did sill repairs and rested equipment against windows, dings and cuts were left in walls, paper was left behind the reglet, caused property damage, overcharged, refused to complete and repair his own work, delayed the project and Simon rarely came to manage the project. Simon did not disclose that RMS mainly installs framing, they contract out drywall installation and they are not a drywall finisher. If we had known, we would have hired a company that also does drywall finishing and a company who knows how to install ceiling tracks and fry reglet. There are areas where there is no reglet, leaving openings into unfinished walls and we have bugs coming out of the reglet. We are in communication with the manufacturer, Fry Reglet to get a referral and quote to assess and repair these issues. The baseboard and reglet are unfinished and there is messy jagged mud remains and cracked reglet visible at openings and inside the reglet are visible large screws. When you look across the room, the screws are visible. When I sent photos to Fry Reglet, they responded, “We do not see any fry reglet” and “Is this RMS’s first time attempting to install a reglet”. We tried communicating with Simon who does not physically do any of the work, but he is non-responsive. Simon was adamant that he wanted to handle these installations so they “would be done right”, but they were installed wrong. Based on our experience, we would never recommend Ron Simon or RMS Drywall Inc. We served Ron Simon and RMS Drywall Inc with a 558 Notice where Simon communicated he was handing the matter over to his attorney and insurance company, but the attorney communicated that does not represent Simon and the insurance company is currently taking the position that nothing is covered under his policy. We are still communicating with the insurance company regarding property damages. Simon only carries basic General Liability Insurance, which does not cover bad workmanship, incorrect installation of materials, overpayments and when a contractor says they will come back to finish after being paid, but doesn’t. We have a small house, our contract was for $21,280.00 and we ultimately paid Simon $44,819.00 for incomplete and bad work that has caused functional and visual issues and devalues our home. Simon told us that “he made no money on our job”, which is clearly untrue. There are damages to doors, walls and paint due to sliding doors scraping against RMS's belly walls and reglet, openings were framed wrong, not squared, level or the right size and the walls and some locations hang over and past the baseboard. The baseboard is recessed further than walls in some areas and not consistent throughout. When we discussed the belly in the walls and the doors scraping against the walls, Simon would tell us that is because we paid for a level 4 finish and not a level 5, which is not correct. Our contract clearly reads that walls should be straight and it was communicated and agreed to in advance of work that walls must be straight and level especially where the 10-foot tall sliding doors are located throughout the house and where they intersect with the walls. We have light switches where the plate is straight, but there are large gaps between the plate and the wall because the walls have a belly creating the appearance that the wall is curved making the plates look bent. Simon was also to reframe previously damaged framing and incorrectly framed areas, but in some cases left the framing as-is, which we found out later as evidenced when we had to open up a wall. The pocket doors and ceiling tracks have issues and they do not have consistent dimensions and we had RMS’s drywall cracking in multiple areas. Simon charged to repair newly installed drywall, did not repair correctly and we were forced to hire a professional drywall finisher to properly repair Simons work, but there is still incomplete work. Simon caused damage to plumbing and windows and threatened to quit if I back charged him. Simon also delayed our project for months and caused issues with other trades because of his delays. We are still trying to get his work repaired and he does not warranty or stand behind his work. We would have provided more photos below, but there is a 10 photo minimum.
Description of Work: Ron Simon of RMS Drywall Inc was hired to reframe my house after a bad contractor failed to frame our house properly and complete paid for work. We hired Simon to redo framing, install backing not completed by previous framer, chase walls, frame openings and ceiling openings, cut openings where lights and plumbing are located, install drywall, provide straight walls where sliders meet walls and install a fry reglet. We paid more that double our contract price and Simon did not complete work, did not use products properly, in some areas products are missing, there is bad workmanship and fry reglet confirmed they do not believe their product is installed and all I have consulted have confirmed what is installed is not installed the correct direction and it is bad workmanship. The walls have bellies and extend past the base board and sliders scrape against the walls and there are mud drippings and some walls were not prepped for painting.
