Description of Work: Stephanie Welch is an EXCELLENT realty agent. We worked with her last year to find a rental home. Since we needed to move again, we used her again. She was thorough and often went out of her way to help us with our search to find a rental property. We could not be happier with her efforts

Description of Work: With all the problems in the housing market in Florida, we didn't expect our home to be sold quickly. In our neighborhood alone, there were about 40 foreclosures. Since our home was being sold at full price, we knew we would have to wait until the "bargains" were sold first... Our previous agent put a lock box on the house, and booked occasional showings and open houses. Period. This resulted in many showings, but always with the wrong potential home buyers looking at our home. For example, the potential home buyer HAD to have AT LEAST four bedrooms, but we only have three... Worse, the real estate agent (from another realty company) usually knew nothing about our house, so they couldn't "sell" any of the extra features of this property. Our former realtor was never present during any of the showings. And finally, our home was never advertised by our former realtor because we were told that newspaper and magazine listings don't attract potential buyers. We extensively cleaned and staged the house for every showing. Too, as recommended, we vacated the house for all showings. Our former agent always gave us a time frame of 1-2 hours (pretty long, actually). Even with that, the agent from the other company who was showing our house inevitably fell behind schedule and showed up an hour after we returned home (always awkward). As real estate agents go, Cobblestone is VERY different. When you sell your home, even just 5% of the price of a home is a substantial amount of money. You'd like to see your agent actually doing something. Our home was advertised extensively. Next, he was present during all the open houses and showings. When a potential buyer was coming to see the house, we were told precisely when the other agent was planning to be here. We left prior to each showing, and our agent was here to meet the other agent every time. We only had to leave for 15 minutes. It's a great system. Communication has been terrific. We know 24 hours in advance when we're going to have a showing, and we get feedback after the showing every time.
