RICHARD HAYNES HOME INSPECTION

"I just became aware in March 2022 of this review submitted on June 28, 2012 about my inspection performed on May 8, 2012. This is 51 days after the inspection? The buyer, [Member Name Removed], must not have read the inspection report and did not contact me about the content or his concerns. He stated I missed many dangerous items. Two electrical and a plumbing issue. Electrical issues noted on the report: Main electrical panel was a Federal Pacific Panel that caused several fires, unsafe and recommend replacement. Two wires connected to one breaker in the panel, Openings in the top and front of the panel. Outlets ungrounded in the garage, exposed wiring and splices in the attic, GFCI not operational at rear exterior. Several locations lights not operational. Plumbing issues on the report. Galvanized piping noted from the garage, if loss of water pressure noted recommend replacement. Kitchen had a sign stating faucet leaks and the water was turned off. Bathroom sink drain leaks. Water heater in the attic was at the end of service life and the catch pan needs a drain line routed to the exterior. After my inspection and per the building department permits the water heater was replaced in June 2012 and the main electrical panel was replaced in September 2012. Richard Haynes"
