I couldn't make a stronger recommendation against using this property management provider if I tried.
One of the qualities that initially attracted us to this provider was the low fee (10% as opposed to 12.5% to 15% some others advertised). The old adage that you get what you pay for definitely applies here. At the start, the property manager was pleasant, and we thought our home was in good hands. To be fair, the property manager did find a tenant in a fairly short time span for us. We took this to be a good sign (boy were we wrong!).
Overall, the experience was frustrating. It often took several emails to get a response from our manager whenever we had a question. An initial promise to provide quarterly reports with photos never came to fruition. Questions were never answered in full. We would get a very brief, one-liner email (often with spelling and grammar errors), and many follow-up emails were often required. There were also many times that our property manager would contradict herself in emails. Although painstaking, things moved forward. We simply collected the rental check, minus the management fee and an occasional repair cost, and assumed things were going well. This was our mistake.
After 3 years of being away, we returned to a home that smelled like an ash tray. The walls were coated with tobacco residue, and all white material had a dense, yellow stain. Our home was unbearable to live in. It was quite obvious that heavy amounts of smoking had been occurring in our home. What makes things worse is that we specifically prohibited smoking in or around the premise in our rental agreement. We actually didn't discover the smoke damage until about 3 weeks after the tenants had moved out, due to a lag in our move time.
The property manager new about the smoke damage for at least that period of time, but never informed us. In fact, if I hadn't brought it up, we would likely never have been told. The story from our property manager was that the renewal inspection about 10 months prior was completely normal. No evidence of smoking whatsoever. This was insulting.
Anyone having any sense about them would understand that the degree of damage done inside the home would require a prolonged period of heavy chain smoking. Our manager wanted us to believe that this heavy, habitual, chain smoking was suddenly picked up by the tenants in the final months of their rental period. A ridiculous notion, to say the least.
The property manager's answer to the problem was to attempt carpet cleaning, and standard professional cleaning of the home. Again, this was a failure in what is supposed to be a seasoned realty professional in recognizing extensive smoke damage to a home. The walls, ceilings, floors, and ventilation ducts were completely ruined. To top it all off, we only had a week to try to gather estimates/receipts for damage repair in order to file a security deposit claim (a pittance of what the overall damage cost was). We rushed to get this information, only to be told that items such as the carpet weren't covered, and that a professional would need to come in to provide an exam of the walls to support damage that was obvious to the naked eye.
Our property manager informed us that if we held the security deposit without this information, then the tenants would take us to court and if we lost, even by $1, then we would have to pay the deposit in addition to their lawyer fees. This was an utterly awful experience. The property manager for this company is an exceptionally poor communicator, and never seemed to have the best interest of us or our home in her mind. She neglected to identify a major lease violation in a timely manner, and this mistake cost us $10,000 in repairs.
Please do yourself a favor and DO NOT consider this company for property management. I would be largely suspect of any of their other services as well. All I can ask, is that anyone reading this please learn from our mistake, and go with a different company. You will save time, money, and heartache in the long run.
