My mother passed away in March 2012 and I inherited her house - a 50 year old concrete block home that needed the usual repair, upgrades, and complete painting inside and out. I contacted the realtor that had sold the home next door to my mother's who worked with a nationally known real estate company shortly before my mother passed while she was in a nursing home. They wanted this, that, and it had to be done yesterday, and we would probably put it on the depressed housing market for a very low price. Naturally I didn't agree with this person, didn't sign or agree to anything, and never spoke to them again. Fast forward a year. I had dispersed my mother's possessions, made it through probate, and being the DIY type had done most of the repair and paint work myself. I had forgotten I needed a day-of-death property appraisal for tax purposes so I hired a professional appraiser to provide both a DOD and current appraisals. After driving around my mother's and surrounding neighborhoods to get an idea of what realtors were active in the area I hit the internet. I looked at services provided and mostly at what credentials and licenses were required of the sales staff. I choose Prudential Network Realty. I called the closest office, 11576 San Jose Blvd, and spoke to Dan Daniel who agreed to meet me at my mother's house the next morning. Dan looked over the property, took pictures,and I signed a sales agreement to make Dan my agent. He did a sales analysis of recent sales for similar properties in the neighborhood to come up with a sales price that was higher than my appraiser's with a little wiggle room, but still reasonable. By the end of the next day, a Wednesday, Dan had posted the price and pictures to the internet. The following Monday we had an offer very close to the asking price. Six weeks from the initial day I called Dan we closed the sale and I was handed a check. During that time Dan was efficient and good natured as were all the people I met at Pru Net and the title company they worked very closely with. Dan was patient, explained all contracts, answered my questions, kept me apprised of all inspections, surveys, and all situations that occur during every real estate deal. Dan offered good advice without pressure allowing me time to make decisions and most important he kept my temper in control as I was getting a little miffed with the buyer's realtor towards the end (all take no give). Should I have another home to sell I would contact Dan Daniel and Prudential Network Realty without hesitation.
