DS Killian Roofing & General Contractors Inc. is a locally owned family business located in Jacksonville Beach Florida. We are a State licensed General & Roofing contractor CGC1504656, CCC 1328203 & State licensed home inspector. We are also a certified Installer of GAF roofing products. The customer deals directly with the owner -all work is warrantied by DSKRGC and the material manufacturers of products used. Our past projects include construction of commercial buildings, custom homes, Second story room additions and hundreds of new roofs all over NE Florida. We specialize in all exterior work including but not limited to; Room additions, residential re-roofing, roofing repairs, stucco, siding and exterior painting. Before the work began we had a two day rain delay during which the dumpster and materials were delivered. Removal of the old roof and replacement with new underlay and shingles took exactly two days with his crew working from about 8AM until dark (around 7PM). All went smoothly. The crew members were all hard workers and pleasant to be around.
The crew did a fine job of cleaning up the mess after the installation was finished. Then David came back a day later and used a magnet to pick up any stray nails or other metal debris his crew had missed.
The only downside to the process was the noise generated by removal of the old roof and installation of the new one, but there is no way I know of to avoid noise when you replace your roof.
We are very happy with our new roof and recommend DS Killian Roof and Construction Co.
Only positive comment I have to give is the report was very detailed.
Based on my experience or should I say ordeal, I can only give them high marks on price and quality, that being said I have quantitatively rating them 2.6 out of 5 (rounding it to a "C" grade). I hope DS Killian and others that offer discounts understand the response they will receive and how to better prepare for the onslaught. How hard is to communicate with your customers, use a calendar, and schedule accurately your inspections. Customers will understand better if you call them and reschedule due to emergency roofing issues. A $3,000 roof job takes precedence over prepaid $149 discount roof inspection. I definitely learned my lesson.
This was a two-story house that we wanted to get ready to rent. It was in a subdivision that required permission to do the roof. He worked well in that environment, handled the permitting easily, kept the dumpster and area clean. Worked fast and finished the job in a couple days.
He did not require me to meet him to get the bid, which saved time, whereas some roofers like to make you meet them so they can try to talk you into using them.
The slope was greater than originally estimated, and he did not charge extra for that.
He noticed something needed work and did it and told me how much it cost and that it was optional whether I wanted to pay it or not. Just an honest guy.
He also noticed my chimney needed repair, quoted me a price, and returned and did that work.
1. Price. The owner of DS Killian, Dave, priced the home and was within a few hundred of the lowest bids.
2. Time. He did not waste my time by making me meet him out there (it is a rental) but was able to handle all by phone. I could have met him if I wanted. He timely completed the work and timely sent the wind mit form.
3. Extras. Because this house was originally shingled, Dave bid it that way, and when they found the slope of the roof actually required a different roofing per new code, they installed that roof (which is slightly more) at no additional charge. Unfortunately, the wind mit no longer did me any good b/c insurers don't like modified bitumen, but that's the change in code not Killian's fault!
Also, they advised me of trees that were potential problems, cut back trees as necessary to work at no extra charge (so I could have my tree guy come do a bigger job at lesser price), and cleaned up after themselves. Did all without incurring complaints from renters.
Please know that Killian is good and hence very busy, so don't expect to talk to someone that is sitting on his butt and can answer your phone call and send you an e-mail within minutes; he is the real deal in the field. He has called me back at 6 and 7 at night. He is a hard-worker.
Dave - Per our conversation yesterday afternoon, as you suggested, I went up on my roof looking for branches or anything that might have caused damage. There were no branches, leaves or anything. No trees overhang or grow near the family room (part of the roof facing the backyard). It stormed all last week (before you all came out) and we had no leak in our family room. However, during the first major storm (within a week) since your team worked on our roof, we have a leak that "streams" water. Maybe you all loosened something while on the roof? We've lived here for two years and we've never had a water leak in our family room. We are still hoping to receive your written estimate for the other repair work in the near future. However, this new problem should be addressed right away to prevent further damage during the coming storms. Let me know when someone will come out to look into this problem.
We received no response to this email. Angie?s List ended up providing us with a refund. Unfortunately, we still had to fix the new leak that we feel Mr. Killian and his team caused. He claimed they didn?t do it, but then he never bothered to come back out and take a look either.
"Thanks for the kind words. The product you purchased ‘The big Deal” through Angies list was for minor roof maintenance and a roof inspection. My company was contacted by Angieslist to participate in the Big deal program. The offer that was presented had been used in other cities and I didn’t give it much thought at the time since we were already working 12 hour days. I unknowingly agreed to the offer without being aware of the terms. It was all done by electronic contract. The kinds you see whenever you load new software on your computer and scroll to the bottom and click “I agree” My company had never offered a service like this so I was reluctant to provide an inspection and then an estimate to correct the deficiencies. There are potential conflicts of interest that may arise. I am also a state licensed general contractor and home inspector. I have seen a lot of company’s perform inspections and then provide estimates to correct; unfortunately the one doing the inspections may mislead people to do work that is not necessary. I have had a lot of problems with the “big Deal” promotion and I am working with Angies List to resolve some of these issues. I will update that process as it concludes. I would be more than happy to provide an estimate on your project. I am sure you know it’s wise to get several bids –then put them in common term. Ultimately you want to compare “apple’s’ to “apple’s’.
