ALL SOUTH REALTY INC

Unfortunately, not many readers, nor did I, find info on home rental companies in any resource.  My experience with ALL South was bad from the start but it was the only company in Jacksonville that would even come to show a rental home.  We lived the the property for 14 months not asking for any assistance.  When it came time to leave the property we honored all letters of the contract , leaving the property cleaner and in better shape than we got it.  We even provided the key back to the company 3 weeks early since we had moved to our new home.  So we gave them three weeks of our rental time to get home ready and even rent it early, on our dime.  Shortly after leaving we got the letter saying they would refund most of our deposit but were subtracting 200.00 for lawn maintenance.  When it was questions, they said we had not trimmed the bushes, when provided with photos of the property when we took custody showing we had taken care of the issue they did provide 150.00 of the 200.00 back.  Then came the bomb shell when we got the deposit it was 500.00 short.  When questioned on that issue they advised it was a pet fee for our pets.  When pointed out that no issue were noted as to pet damage and that the 500.00 in the contract was listed under pet deposit they still stood by it was a pet fee, not a deposit.   Ended up at the North East Florida Reality Association , governing body for local realtors, filing and ethics complaint due to the contract clearing saying 'Deposit" not fee and that the contract had an illegal statement that  the company got to keep any interest in the escrow account on the security deposit you provide, clear violation.  Once the the Board got involved ALL South stated a dialogue with me , which they had not spoken to in over 2 months, advising it was a misunderstanding and they were going to provide me the funds back just had not gotten to it .  If forced to deal with the company, please make sure to take detailed photos, time stamped, and read the contract carefully.  If I had a choice I would never use them but sometime in life you get stuck between and rock and a hard place.
