I own and rent a 2BR/2 bath condo 1 block from Indian River Realty (across the street essentially). My last tenant moved out in Nov, and I visited the condo in Dec to inspect it. I noticed the carpets were stained/soiled and some misc. items were missing/broken/non-functioning. I paid out-of-pocket to have the carpets cleaned, and wondered why the tenant did not accomplish this as part of their move-out inspection. I asked for a copy of the move-out inspection, but received the move-in inspection instead. I was appalled! May 3, 2008: "Soiled/stained carpets; dining room upholstery unsanitary w/visible food matter and liquid spillage/stains; refrigerator black mold on seals; garbage under furniture; odorous pot holders and towels w/beetle insects in them; soiled, smelly, stained, visible food, insects in kitchen linens; bathroom cabinets/drawers left full w/previous tenants personal items/hair..." The list goes on for 4 pages. They close the inspection checklist w/the following comments: "The maid stated they do not do the sort of clean up that is required in this unit...It is overwhelming." "We are willing to work w/the owner to lease the property, but our contract was contingent on a walk through...the walk through is not acceptable." This was NEVER brought to my attention, and the tenant ended up cleaning the unit themselves, and purchasing all new linens. This management provided by this company is deplorable, and I fired them the same day I read this inspection. Do NOT trust your property in the hands of this company!!
Description of Work: Found/placed new tenants into rental condo. Conducted move in/move out inspections. Addressed any repairs needed in unit.

Poor. Lousy communications, sudden demands for repair cash without proper notification, and a complete inability to market a rental property during a down market.
