Most unprofessional 'professional' I've seen in my life. When I first hired her almost 2 years ago, it was my first time dealing with a property manager, so I didn't know better. She charged 8.5% instead of 10%. First: She only advertises on craigs list. I didn't find this out until the 3rd house wasn't renting even 20% below market value. The first two are 10-15% below market value. I asked to see the advertisements... That's when I found out how big of a mistake I'd made with her. Her advertisements read like: 3bd 2 bth floors walls kitchen fans AC tile floor (etc) Just a list of non-descriptive words, no sentences, no punctuation, no caps. I had to re-write the ad for her. And I couldn't get rid of her, because she was already under contract for the house. And the contract reads, from the date of signing she has 6 months to put a tenant in it, and she gets her 'cut' even if you fire her, for as long as that tenant lives there, regardless of her quality. Second: She gets half the late fee, and therefore doesn't really encourage tenants to pay on time. I finally had to move her properties over to a new manager, when one tenant was 3 MONTHS late, and she wasn't doing anything about it. Third: She won't hand over the properties in a professional manner, she keeps insisting on holding them until after her '30 day notice' is up. Fourth: She never took any type of pictures of the property before the tenants moved in. That may bite me later... Fifth: She can just barely use a PC, so everything is ran off copies of copies of copies and nearly unreadable. Sixth: It's illegal to manage other people property for a commission without a real estate broker's license. I've never seen (nor asked for) hers. I find it unlikely she has one. There is more, but if you're still considering use A Plus after read this, it won't matter what else I say. I would have gotten rid of her sooner, but my contract with her is permanently binding, I have to pay her as long as the tenant pays rent. Now I have to pay 2 manager's, as she was failing in her job to collect rent.
