The owners are honest and courteous. They are competitively priced for what they offer. they gave me all my options and multiple price points. My flat deck roof has always leaked from the tie-in with the main roof. My main roof had been leaking. After going over all of my repair options with Universal, we determined to redo both roofs. They came up with a great solution to build up our flatdeck roof, which would keep the room cooler and also improve the tie-in situation with the main roof.
They guys were attentive when working on and around the house. On schedule. The owners called throughout and even came over to answer questions.
The end result is that both roofs look great. There have been no leaks after a year. I don't worry when it rains anymore. The back room is cooler in the summer as Tracy one of the owners said.
I'm so glad for this family run roofing business.
All the work was done on the date and time specified on the contract. When I saw what was done I immediately called Mr Gavino to complain of the quality of the work done. There were splotches of caulking spread with fingers under the roof, there were larg spaces between the pieces of wood, there was spaces between the roof deck and the new covering. He assured me that everything was OK and he would check it out himself. Well it did NOT pass inspection by the county and somehow they got it to pass the next day. On the first heavy rain of the season the roof was leaking. This is fifteen days after they left my house. I called Gavino and he said he would send someone out to check it out. He got back to me and said the problem was fixed. On the next rain the roof was still leaking. I contacted the company again and was told that it was probably the main roof because their roof was sound. He said he would do a water test. Called me back to tell me he did the water test on his roof and the main roof and could not find a leak. The roof still leaks. I am contacting the county Inspector tomorrow to find what my options are. He gave the pass on the roof so I will start with him. I used this company based on the reviews from Angies List not because of the price. He was not the least expensive or the most expensive I got estimates from. There was another company in Angies List magazine that was slightly more expensive that was going to warrant their work for ten years(universal was five) but the reviews were horrible, so I did not use them. There was a company that gave me a real cheap estimate and six months warranty. I got a company that their work lasted 14 days. I want my roof fixed, I want what I paid for and did not get.
)"Dear Mr. (Member name removed), On Friday, 9/4/15, my repairman and I performed a water test on your roof for almost two hours from 8:15 AM until 10:05 AM. We could not force a leak. Your tenant was home and can verify we were there. This is the third water test we have performed at the property. We found an issue on 7/24/15 at the eave drip metal attached to the shingle roof and fixed it – not a flat roof issue. When you called us on 7/28/15 to report a leak, we performed another water test on 8/31/15 for over an hour and could not get the roof to leak. The leak itself is not coming from the flat roof – the roof we re-roofed. There are a few issues on the shingle roof that may be causing the leaks. That being said, it appears that more water is needed to determine the specifics of the upper roof water intrusions than what the amount of water coming out of a hose can provide. •The current leaks measure behind the flashing and under the soffits of the shingle roof. They do not extend outward to anywhere under the flat roof. (Assumption: water is being trapped behind the flashing and under the overhang to the shingle roof.) •You have a rolled plaster soffit that holds water. It takes a lot of water to build up in the soffit before it spills out of the vents and on to the lower flat roof below (behind the flashing). •You have exposed nails and some cracked shingles in the shingles above the leak area individually and collectively at the turbine base and at the top hip and ridge shingle. Pictures are attached to this. •Since you have a dimensional lumber deck, there is always the possibility that when the shingle roof was installed, a group of nails were driven between the joints in the lumber decking and never pierced any lumber. Dangling nails in joints between pieces of lumber are notorious for being leak sources. They can be in a number of places. •Your turbine is not perpendicular to the base. It needs to be adjusted and leveled. Remedy: We do not want to touch the shingle roof should it currently be under warranty by the roofing contractor who installed it. I would recommend looking at your contract with that company first. Most roofing companies will void their warranties if another company touches their work. Contact that company and see what their response may be. Should you need us to perform any work on the shingle roof, we can start with the obvious issues that you can see in the pictures and as listed above with spot repairs and hope they work. Those issues do need to be addressed one way or another. The only way we can actually warrant any repairs from above our roof (shingle roof), would be to remove all the roofing material up to the ridge, install a new base sheet, install a peel and stick secondary water barrier over the base sheet and then install new shingles. Please let me know how you want to proceed from here. It is certainly my desire to help you find the leak issue and get it fixed. Once again, having flooded the flat roof numerous times, the leak is not coming from the roof we re-roofed. The water is coming from somewhere in the upper roof and getting behind the flashing thus finally coming through the flat roof area behind the flashing. Please let me know how we may further assist you, and please let me know how we may be able to get your rating in Angie’s List changed back to highly satisfied. I look forward to hearing from you. Sincerely yours, Tracy Flett, Vice President"
