A truly horrible experience. He made jokes that people don't trust roofers, and now I know why. I have photos to document this, and the letter from my lawyer to him.
Description of Work: First I hired J&K Contractors, owned by GC Jaime Espinosa, to replace my roof. They did a pretty good job, and he said they needed more work, since business was slow. He took six weeks to replace my back door, and it leaks on the side, where he planed it too much, and underneath, where it is too short. He attached a rubber gasket on the bottom that makes it very hard to open the door, and it's causing the bottom panel to separate from the glass. His worker didn't use a primer on the raw pine outside door, and it's rough to the touch with just plain pain, and the joints where the water is going in are separating. I have to get a new door. They painted my mother's room, that went pretty well, just a few paint spots to clean up. They painted my kitchen, and left it a mess, paint everywhere, and with holes in the all not patched before painting. Espinosa said he forgot to put in the roof vent for a kitchen exhaust fan before the roof job was done, and offered to do it since it only involved a little labor and four tiles. He said he'd do it when he came back to paint the outside of my house and patio. He really had no knowledge of good primer for painting outside the house, and I had to supply him with it. His painters had no experience painting houses, they're roofers, and did a sloppy job. They broke my downspout and got paint all over my outdoor furniture and the light fixture by the front door.. This all happened in the course of a few days when they also painted the patio. I had two gallons of muriatic acid that I had purchased, knowing you have to use it on raw concrete. Espinosa insisted that sand mixed in the paint would be enough for traction. I tried to explain to him that it's bonding, not traction, that's the issue. They went ahead and painted it, and it started peeling within one week. It's a mess, I have to hire somebody to pressure clean it, use the acid and repaint. They left the patio furniture all over the yard where they moved it before painting. They never came back to put it on the patio, because since I was complaining about the paint peeling, Espinosa got the attitude I was "disrespecting him" and refused to fix the problems. I had to hire someone to lift the furniture (with paint all over it, brand new furniture!) onto the patio, since I have arthritis and my mother is 90 years old, and he knew we couldn't do it. After phone calls from me to him in September, October and November, with him never answering, I had my lawyer write him a letter. My major worry is now if something goes wrong with the roof, I have no warranty since he's unresponsive. Additionally, if I hire somebody to put in the vent, that would void his warranty. I'm really stuck. In December he did respond to the lawyers letter, came to my house, argumentative, but I calmed him down, and he offered me $200 and I would have to sign a letter from his lawyer releasing him from any claims on the repairs. He said he'd honor the roof agreement and put in the vent and supply the warranty as in his contract. Then, no more response from him. Never answered his phone. Finally, after two weeks, he did, said he was sick. Stayed sick for a long time it seems since he never got back to me even after I called several more times. So, I'm stuck with no roof warranty, no roof vent, and lots of repairs of his sloppy worker's work.
