It seemed fine until I finally moved in several weeks later. The inspector had listed EVERYTHING as in good condition. The only comment he made on the report was to get the AC flushed because it looked like it had a very small leak. 1) Going on his recommendation, I paid almost $200 to get my AC flushed. This was not the problem and had to get another company in a few weeks later to fix the issue correctly. If he didn't know what he was talking about - he shouldn't have made his only recommendation to get a flush. 2) Upon moving in, I found several small issues and other bigger issues - none of which were noted on his report. The front door to the patio was almost falling off the hinges - listed as 'good' on his report. I had to purchase a new door and frame for $150 and have it installed. I have a large sliding door in the living room - the latch was broken off and the gap where it should have closed was large enough to see light through. The doors were marked as 'good' on his report. The living room ceiling light did not work. All electrical was listed as 'good'. The refrigerator was not cold. I had a couple hundred dollars of food that went bad and I was forced to purchase a new refrigerator, at a cost of $800. All appliances were listed as 'good' on the report. The toilet did not flush. Every time you tried, it filled to the brim with water and slowly leaked out. This created a surprising and unpleasant mess. I had to pay a plumber to come in for a couple of hours, take it completely apart and fix it. The toilets were listed as 'good' on his report. There are several cracked tile and other small cosmetic issues. It was nothing major but, there was nothing listed in his report, a report created by someone that was supposed to be helping me assess the value and the state of the home. The worst part is, I had already closed when I realized most of the issues. I had used the inspector as a fall-back to make sure I didn't miss anything with my untrained and hurried eyes and he was borderline negligent - completely missing or ignoring all of the issues. I had no recourse with the seller to negotiate price and I have no recourse with the inspector because they have no regulating body. It was a horrible experience.
Description of Work: I purchased my first home in March. I wanted to have it inspected before making an offer to make sure that I wasn't missing any major, or minor, problems that I would be forced to deal with when moving in. My Real Estate broker recommended ACCO - which was probably my first mistake. I'm sure they don't want to recommend anyone that would destroy a deal. The person seemed fairly professional and was available on fairly short notice. He did his inspection and delivered a home inspection report. He assured me that the report was good for an insurance agency and when I went to get home insurance.
