This was a nightmare. The house I bought has serious electrical issues that were not cited by Ian. For instance, the kitchen had been remodeled, and the refrigerator and dishwasher were both put on an existing circuit that could not support them. The very night I moved in, I started having problems with the electricity in the kitchen, because I had bought and plugged in a small microwave. This began a cascade of electrical problems, requiring extensive rewiring and hundreds of dollars in electrical work. Additionally, although he says he inspected a "representative sample" of outlets, many of them did not work upon move-in. 
Additionally, most of the hose bibs on the outside of the house do not work. Apparently those weren't tested either.
I am very disappointed with this service. After emailing Ian, I got the standard home inspector boilerplate, denying any and all accountability.

Many things were overlooked. Dates on appliances were reported newer than they were. Slow leak in the roof not found. One bedroom had an entire wall of flooring that wasnt attached to the wall and reliance didnt find it. They reported doors were hung improperly when actually there were foundation issues. Not Reliable! Seemed rushed.

They were really good, thorough and quick.

Ian Millinoff performed a home inspection on a fixer upper house I won the highest bid to purchase. Ian has done a few other home inspections for me in the past, but I did wind up buying those places due to his inspection report. Like usual, Ian did a very thorough job and his report not only told me about the problems he found in the house, but he also indicated was good about the house and what the approximate cost to fix it up would be. This helped me tremendously and I am currently on my way toward fixing it up and hopefully I keep at or below Ian's estimate for fixing it up. I will chose Ian in the future when I look for more houses to buy for investment purposes.

Ian is extremely thorough and his reports include photos and are very detailed. In addition both Ian and his wife, who is involved with the business, are friendly and responsive to questions. Very highly recommended.

I needed a home inspected, and after reviewing many home inspectors, I went with Reliance Home Inspection. Ian Millinoff had the best qualifications I found among inspectors. When Ian arrived, I showed him my greatest concerns with the house and he spent extra time in those areas. I received both an email report, and a comprehensive report by mail. I was happy with the service, I would use him again in the future, and I would recommend Reliance Home Inspection to everyone.

Ian was a few minutes late, but he made up for it very quickly! As mentioned above, Ian checked every inch of our house. He also took the time to point out things to look for and explained to us the reasons behind certain safety features, and even a few things to take note of because we could possibly get an insuance discount. My husband and I learned quite a bit about our house from Ian and he was a great help. We recieved our final report promptly the next morning, and it was complete with pictures and suggestions, including referrals to contractors who could help with any work we might need done.

Ian was wonderful! He was waiting for us when we arrived at the house and got to work immediately. He walked through the house, around the house, and on the roof, inspecting and taking pictures the whole time. After his inspection, he walked through everything again, this time taking me along and explaining everything. He was very thorough and took great care to make sure that I understood everything. He made recommendations of what needed to be fixed immediately, and what could wait, and suggestions for who could do the work. He pointed out the things that we could get a discount on our homeowners insurance for. Overall I was very happy with the service. He was very professional and patient with my 2 year old, who kept interrupting. About a week later we received a booklet in the mail with color pictures with all of the information from the inspection. I would highly recommend Ian to anyone who needs their home inspected.

Mr. Millanoff was prompt, professional and courteous. He was very informative and explained evrrything to me in a way that was easy to understand. I would most definately use him again.

I was with the inspector the entire time and he talked me through many aspects of the house and things that I needed to look for on my own and things that I needed to do for regular maintenance. He gave me an incredibly detailed report listing all possible issues with the house and his suggestions for fixing and maintaining them. I am very happy and satisfied with his work and would definitely use his services again.

Ian was very prompt and EXTREMELY thorough. It doesn't seem as though he missed one inch of the house we are purchasing! He was very nice and knowledgeable about construction. I would definitely recommend him to anyone purchasing a home. I felt his price should have been higher for the amount of time and effort he spent on our home!

We needed the home inspected quickly and they were able to schedule us that week. Mr. Millinof sent a report immediately via email and followed with a nicely bound hard copy with pictures. His report covered all parts of the house. He went on the roof, into the attic and all around the house and paid special attention to the roof, electrical system and plumbing and all appliances. Not only did the report point out areas of concern (such as missing insulation on the ac line, water damage to the plaster and a missing door threshold) but it mentioned what could be done to fix them and if they were major or minor repairs. Everything was written simply and clearly and the pictures were very helpful. He also included a 4 point inspection write up for the insurance company. I would definitely recommend this company!

Ian Millinoff is the guy who came out and Lynn is his wife. Ian was very good. He came out the next day I called him which was wonderful and he was very helpful. He is a certified inspector. Everyone else was in the $250 to $500 range, but I can't remember the price charged by Ian. His wife is very sweet. I have recommended them to my insurance agent. I asked Ian for some extra cards so that I can give it to my friends because he is so good. I would definitely use his services again without any hesitation and that's why I have kept his information.

He was painstakingly thorough, and willing to spend time letting me tag along and learn. Learned more about home building and how stuff works in the 8 or so hours and 3 visits that he made than I have in the decades of home ownership I've had previously. The real deal folks...

Mr. Millinoff was very helpful. He allowed my husband to walk around with him as he inspected and told him exactly what he was looking for and what it meant. He was patient to explain any concerns. We have moved many times and therefore have used a lot of inspectors. Mr. Millanoff is one of the best!!
