He has done two inspections for us before this over the last few years. In all cases, Josh was highly professional and provided a high quality inspection and gave us good advice to anticipate potential problems. We will definitely use Josh in the future.

Josh showed up on time to inspect a condo we had under contract. He was very thorough and gave detailed information about the problems and what the repair costs would be. When he inspected one of the ceilings, he discovered the entire ceiling was wet even though there was only one area where water leakage was visible. Because he said that the whole ceiling would have to come down because of moisture and mold, we decided to cancel our contract. His knowledge saved us from a very costly mistake.

We used Hellstrom Home Inspection at the recommendation of our realtor. We didn't shop around, which is why I can't comment on the fairness of the pricing, but whether the price is fair or not, Josh is worth every penny. The whole process was very smooth and even enjoyable. Josh is prompt, professional and personable; he explained everything he found and was willing to take time to explain it twice if needed! My husband is so skeptical when it comes to dealing with professionals. It's almost embarrassing how he assumes that everyone is out to lie to him, but Josh won my husband over with his expertise and trustworthiness. If we ever need another inspection, we will definitely go with Josh.

Glad we did. Josh did a thorough inspection and made sure to pull me aside to give tips and advice along the way. Having used a different home inspector team who did not do this, I was appreciative. Josh's report was comprehensive and easy to read, again giving us valuable information and ideas of where to save, where to spend and didn't simply point us in the direction of hiring a general contractor (another annoying feature of the inspector duo we had hired).
As we shopped for home insurance, Josh offered a wind mitigation report and 4 point inspection, all part of the same price, which is a huge savings. Having both of these reports saved us on our home insurance and are not always part of the inspection package, so we very much appreciated that service. Finally, Josh gave us some leads on contractors for electrical and plumbing and we've been equally thrilled with their service and this was an incredible help to us being new to the Gainesville area and not knowing who to trust or where to even start.

Overall, I found my correspondence with Josh Hellstrom to be professional and curteous.

Josh was prompt, friendly and very very thorough. He spend close to 3 hours going over every inch of the house including the attic. He even suited up and crawled around under the house too! We were very pleased with the experience, Josh was very good about talking through what he was doing why he was working which also was appreciated.

This represents the only time I have ever hired a home inspector, but the bottom line is that I would definitely hire Josh again if i buy again in the Alachua Co. area. Go to his website. It provides a very accurate description of what kind of service you are buying. The example report that Josh provides on his website is very similar in format and level of detail to the report that was provided for my house.

I also received Josh's name as a recommendation from a friend who had utilized his services in the past. I was not disappointed! He was prompt, *incredibly* thorough, and very knowledgable about all aspects of the inspection. I was especially impressed that he was familiar with older homes and could provide an easy to understand analysis of what I was getting into. Even the seller commented that he was the best inspector that they had ever worked with and would also use him for their future needs!
