Full story: We started experiencing roof issues during summer 2013 and had them repaired by a different contractor. The contractor said we were good for a while, but would need a re-roof within 2-5 years. By March 2015, we finally saved enough to pay for the re-roof, so I started searching for a contractor. A neighbor just had theirs completed the summer before with the same materials I needed (HOA), so I talked with them. Their roof looked amazing, they had nothing but positive things to say, and they highly recommended Tri State. Tri State's estimate was also nearly 50% below the contractor I had used 2-years prior and about 25% below a third contractor. Lower price, excellent reference, how could I go wrong? We signed a contract April 9, 2015, the week before I left on a six-month military deployment. I had a trusted friend who was going to inspect it for me when they completed before I returned. Turned out that wouldn't be necessary.
In May, I followed up to see how things were proceeding. Nothing had been accomplished. Tri State said they hadn't heard anything back on HOA approval. I contacted the HOA and they had lost track of it. It took another couple weeks to get that straightened out. I kept checking with my wife on progress, and nothing was happening. Tri-State said it was due to rain. OK, it is (now) summer in Florida, that's possible, right? Materials finally showed up in August. Of course, I live in a remarkably nosy neighborhood and we had several people stop by telling us the tiles were the incorrect color. They were the approved color and identical to the ones installed a few houses down the previous summer. I only say this because the contractors had to deal with the same issues while they were working.
Tri State finally started working in mid-September, over five months after signing the contract. Part of this was probably due to my being deployed and not around to pester them, but still... By this time, however, I was a little disappointed I wouldn't be around to do the final inspection since I wasn't scheduled to return home until mid-Oct. I was wrong. By the time I came home, they were only about half way done. As they neared completion, the roof just wasn't looking right. Tiles were crooked, misaligned, and mortar was everywhere. Since I know little about tile roof installation, I thought they'd correct these issues as they went. Nope.
On Nov 6, they said the job was complete and wanted final payment. I said I'd inspect the next day and send a check if it was completed correctly. It looked like absolute garbage, but I didn't think I could withhold payment for that alone. I found several issues including broken tile, tile ready to fall off the edge of the roof, and tile not screwed down. They didn't even install the bird stop correctly. I took pics and was going to call them on Monday. On Sunday morning, however, I woke up to a tapping sound in my bedroom ceiling. Sure enough, it was raining and my ceiling was saturated. I went in the attic a noticed leaks in at least a dozen locations. They came out first thing Monday to make repairs and said the found and fixed the issues, but scolded me for walking on the roof during my inspection (I didn't). Stupidly, I wrote them a check for much of the outstanding balance and said I'd send the rest after the next rain. This was also about the time he told me what a great deal I got on this roof and it was a good thing I hired them, because my roof was sagging (it's not), crooked (it's not), and out of square (it's not). He said other contractors would stop coming out and block calls and email, but not them.
Two weeks later, we had another rain and the leaks, though fewer in number, were much worse in severity. They came out to repair right away. He blamed the issues on an inexperienced employee they fired, but he assured me he'd fix it this time (he didn't). This is also they time he got into a very heated argument with his boss over the phone while standing in my attic. After this incident I'm thinking something is very wrong, so I contacted a friend who is a licensed home inspector. He looked around, laughed at me, and said the roof looked like I got my friends, a couple cases of beer, and tried to do it ourselves. He said if he was hired to inspect, he'd report there were issues with flashing, tile installation, and mortar that would have to be fixed before he'd pass it. He'd write in his report that it was a "handyman roof".
Now that Tri-State had been out twice to fix the leaks and I knew it wouldn't pass inspection, I contacted my attorney to figure out how best to proceed. He instructed me to write an email detailing the issues and give them a week to respond. I received no response from Tri-State. This was when they stopped answering email and started blocking my phone calls. When the foreman said some contractors would stop responding and block phone calls when issues came up, I didn't realize he was talking about the one he worked for. As I was working with my attorney to find another roofer to write a report on the installation issues, I found one contractor that said he had hired away the crew that installed my neighbors roof, and another that said he had provided an estimate to perform my installation as a subcontractor to Tri-State. This explained 1) the real reason it took so long to start work, and 2) why they couldn't install a tile roof correctly.
On Feb 1st, 2016, with advice from my attorney, I sent a certified letter to Tri-State threatening legal action per Florida statute section 588. The statute gives the contractor 45 days to respond in writing. As of April 17th Tri-State has not responded in writing. They did stop by and say they'd "make everything right". Since then, I know they've come out to attempt a fix at least once, but they haven't corrected the installation issues, they haven't fixed all the leaks, and they haven't attempted to close out the permit.
As of today, April 17, 2016, it's been one year and eight days since I signed the contract with Tri-State. My tile roof is installed incorrectly, crooked, and worst of all, it leaks. As of today I've issued a Stop Work order to Tri-State and hired a different contractor to complete the effort correctly and repair the damage to the ceilings and attic.
We highly recommend Tri State Roofers to anyone who has roofing issues. We contacted several companies for quotes. Tri State was the only company that responded quickly and had already quoted the job before anyone else returned our call. We felt the quote was reasonable and decided to use them without waiting for other quotes. They started the work immediately. We were especially pleased with the way the problem was explained to us. Jorge took digital pictures of the problem area so we could see the issue and followed up with more pictures of the completed work. Despite being busy, Beckey always responded quickly by phone and email to advise us on the timing and status of repairs. Jorge worked patiently and diligently to take care of our roof issues. His work was competent and detail-oriented. Both Beckey and Jorge went above and beyond the scope of the work involved to ensure that we were satisfied and had no further roof issues. We are very pleased with their service and would not hesitate to use them again.
I had received a cheaper quote from someone else however it was negligible and I just wanted the job done. Would have appreciated a smaller window for when the appointment was, was only told a day.
Work was great, the worker caulked additional rivet heads to help maintain my roof, and the individual was nice.
I had a slow leak on my roof which had been there for 4-5 yrs. Other roofing companies had looked at it in the past but never found the problem. It ended up being something very minor and was fixed in 5 minutes. (Just came out today so hopefully it is repaired)
They did an excellent job and clean up after the job.
