So far everything is fine, work was done promptly and tenants have hot water. The negative is cost, $1,100. This seemed awful high. I replaced a similar hot water heater last year and went back and reviewed what it cost me. I bought and delivered the heater myself, cost was $300 and labor to install it was $275 from a licensed plumber, so total cost was about $600. Paul picked up the heater in this case, so total cost of appx. $700 would have been fair, not $1,100. I was charged $800 labor for several hours of standard plumbing work during normal business hours. It was too much money, I cannot use him again at these rates.
