"Every time our company serviced one of your properties, we always gave an estimate for work to be done, waited on site to get approval, and would give detailed notes on any other issues. We responded within [Member Information Removed] minutes and always the same corresponder (our office manager) to ensure congruent service, along with same day service. This is our standard, a standard that you will soon find to be higher than the local industry standard. Our office manager schedules appointments, diagnoses issues over the phone with tenants, communicates arrival time, routes service, takes notes, invoices, and does collections; if your invoice went outside of our terms it is her job to call you and sort that out amicably. The specific issue you are talking about was abnormal and was not simple to diagnose. The septic tank had to be pumped to make sure the water was not coming from a crack in the tank as the water table was high and this seemed possible. Once that was ruled out we started digging and using the pump truck to pump gushing water to continue investigating. We found a broken well line that was buried 3-4ft deep and ran too close to septic system. This was unexpected as it is not allowed within 5ft by code unless sleeved (it was not) generally a well line is nowhere near any part of the septic system. Then we tuned the well off and advised you to get a plumber as our license does not cover well work. We also advised you that the drainfield was hydraulically overloaded; it would likely have to be replaced but with time it may regain normal function after the well line was fixed. We are sorry at the convergence of bad luck with this property and can sympathize that an expensive and sudden problem is frustrating, however being angry with us and blaming the one who diagnoses and fixes those frustrations is unprofessional. This was a common occurrence for you whether we extracted a grease clog, replaced an old pump or finally the exotic issue with the well. Best of luck to you and hope you have better luck with your properties."
