Fred arrived exactly on time and brought his own equipment and setup efficiently. He was at the townhouse for approximately 3 1/2 hours inspecting every room and checking on the operational status of everything in the house he could visualize and reach. His report was detailed, clearly written and full of additional information and web links if I required more information. His price was very reasonable for the quality of the inspection. The report summary effectively provided me with a to-do list of minor fixes and repairs that I will schedule for after I close on the home. Fred went over the entire report before he left and gave me some great tips on home maintenance. He reread the report at home for accuracy and emailed it to me later in the evening. He was very knowledgable and patient with my questions and concerns. I would highly recommend Fred for his home inspection services.

Buying a home is like crossing a minefield. An array of individuals work against the buyer’s interests. Dishonesty abounds in a bid to consummate real estate deals because no one makes money if you do not purchase a home.

It is telling that some real estate people do not recommend Fred because they know he is competent (a licensed contractor as well as home inspector, he has decades of home building experience). But most of all, they are afraid he will be honest, do his job, and report problems. Fred does not create problems mind you. He simply reports them. Some real estate people despise this because, armed with this information, buyers back out of deals and cost commissions.
I almost bought some else’s problems. The first home I made an offer on was described as, “An amazingly well kept home…” The seller’s disclosure noted zero defects. Then Fred went to work. After a five-hour inspection, Fred spent an hour reviewing his findings with me: a leaking roof, a leaking shower door and resulting damaged bathroom wall, and a host of other problems. But for the thermal imager he routinely employs, a minor leaking faucet invisible to the naked eye would not have been discovered. The seller’s inadequate response to the host of defects discovered convinced me to terminate this purchase.
How much money did Fred Sylvester save me? Imagine. Without Fred, I would have purchased this home and inherited thousands of dollars in needed repairs.

If you are looking to purchase a home in south west Florida (Fort Myers, Naples, Estero and surrounding areas) you should be calling Accredited Building Consultants to perform your home inspection. It is a family owned and operated business and the owner and inspector, Fred Sylvester has many years of experience in both construction and in home inspection. My husband and I are first time home buyers and did not have a realtor to assist us. I researched many inspectors in the area and I am very happy that we decided to go with ABC. I first interacted with his wife, Nancy when I called to ask questions and get an estimate. She was kind, professional and offered great information on the home inspection process. It was easy to schedule the inspection and they were very flexible, they were even offering to work on a Holiday. The day of the inspection Fred arrived on site early and gave us a realistic expectation and plan for the day. He brought everything he needed there, even his own chair to avoid having to use anything of the homeowners and risk damaging or soiling anything.  He was non-stop the entire time he was there and even started working on his report while he was eating lunch. At the end of the inspection, he took time to sit down with us and explain everything that he found and give us a little more information on things we were not familiar with. We are expecting our first child and he even took the time to show us the water heater and how to adjust the temperature to make it safe for our baby. He was extremely thorough! He took many pictures to demonstrate exactly what he was speaking of in his report. Even though the house was large and it was a long job for him he had the completed report emailed to us by the next morning. His reports are detailed and he even offers information on how to repair (such as simply purchasing a part from a local hardware store or Home Depot) or websites where you can get more information on a problem and what type of professional you should be hiring to come in to get estimate for repair. Buying this home is the largest, scariest purchase we are going to make and we are so glad we hired him! He is definitely the type of home inspector you want to be looking at a home you are interested in purchasing. Even the other inspectors that came to the home that same day (termite,mold/radon) commented on Fred being the most thorough home inspector they have worked with and they have seen them all. Go with Fred at ABC and you will not go wrong! He is worth every penny you will pay him and then some!

In short, Fred is the owner and does the full inspection. He is extremely thorough. He spent approximately 8.5 hours at the property and that included an estimated 3 hours documenting his findings in detail and discussing with me. Fred noted items that I believe most inspectors would have missed. He uses thermal imaging to assist him in triangulating potential moisture issues. Fred is extremely knowledgable about all facets of the home. Moving into the home, I feel confident about what I am buying. This s my 5th home purchase and Fred has been the best inspector among them all. Fred's prices are a little higher than other inspectors, however that minor incremental amount is well worth it. With home inspections, you get what you pay for so skimping a little on cost for the biggest purchase and investment most anyone makes is a poor decision. I would use Fred again with enthusiasm.

Fred arranged for the termite inspection with a reputable company, contacted our realtor and made all the arrangements to get into the house. The inspection lasted for 6 hours and we received a full, written report the next day. Points of concern were highlighted. Fred is also a general contractor and encouraged us to ask him any questions about any area we didn't understand. We felt in great hands.
