The closing seemingly went fine although Cindy Reilly who handled the closing forgot to give me a check for overpayment and called 15 minutes after I left to have me come back and get it. The Problem came when I went to sell the house and the mistakes were round in the survey and title search Title Partners has ordered on my purchase. First: Title Partners contracted "Reliable" Lien Search Inc. of Miramar FL to conduct a lien search and reported no liens for $175. HOWEVER, when I went to sell the house, the same company, "Reliable", found an outstanding water bill from 2 owners ago for over $1000. I emailed Cindy and asked that her company take care of this. I thought, surely the title insurance I paid $495 would cover this or that Title Partners would take responsibility since they contracted "Reliable". However, Cindy saw it another way and adamantly told me "there was NO mistake." It's in black and white. Mistake, take responsibility. I had to hire an attorney to complete my settlement of the sale of this house costing me an additional $500 what I would have paid. Second: "Exacta" Land Surveyors, Inc, recorded the wrong street name on my survey: 19th ST instead of 19th AVE. Anyone in South Florida knows Street and Avenue make a huge difference in the location. AND the street address is on 19th Ave. But Title Partners (nor my realtor) caught this mistake. So, when I went to sell, the survey was delayed because the new company had to contact "Exacta" to get their survey amended. Not only did Title Partners subcontract unreliable and inexact (irony noted) companies, they would not accept responsibility, they did not offer to help resolve the issue with me, they did not pay for their mistakes. In some small but expensive way, the best way to handle a settlement is with an attorney instead of a title company who have these para-professionals make expensive and tedious mistakes and who are too defensive of their inabilities to accept responsibility and make it up to the client. Definitely do not hire Title Partners.
