Every person on our staff is a licensed home inspector, even the office personel. The report is computer generated on site and hand delivered at the inspection, so we can address any concerns about the property while we are still on location. Of course, our phone and email are always available for additional questions or concerns. The report details over 1,400 key components of a home and its condition and is delivered in a three binder, which includes the report, standards of practice, cost and repair estimate guide,valuable coupons and a home filing system to track future repairs and expenses. The state of Florida only requires home inspectors to carry $300,000 of General Liability Insurance. At Pillar To Post we carry $1,000,000 in General Liability and $1,000,000 in Errors and Omissions insurance. The Roof and Termite(WDO)inspections are performed by companies with industry specific licenses. We want our clients getting the best possible report. We are experts in the home inspection business and they are experts in roofing and WDO. Effective July 1, 2011 all home inspectors need to be state licensed. Before this new licensing law took effect everyone and anyone was acting as a home inspector, no training was required. All of our inspectors are fully trained and licensed. We are also licensed Mold Assessors. When shopping around for quotes, be sure you are comparing apples to apples. Ask questions: Are they licensed? Do they carry insurance? Does the report include photos? Who performs the roof inspection? Who performs the termite(WDO)inspection? How long does it take to get the report? Is the report hand written or computer generated? Unfortunately, their service is fine if you want to be sure that electric outlets are working properly. They will also tell you if things are working that minute, but will not tell you their condition or estimate how much function parts have left. As a far as the real issue of the house go, their service is worthless. Days following me moving in, I found a water leak from my master bath into my master closet. The onlyreason I found it because I realized the house that they inspected with a "bug" inspector as well was flea infested and all the flooring had to be ripped out. Upon ripping out the carpet i found the water leak andf I contacted pillar to post immediately about the leak and the fleas. They seemed very concerned about the leak but told me i needed to contact the "bug" inspector company for the fleas and had the same inspector that originally missed the water leak come out again with a negative, defensive attitude. When he was there he read the email he was sent by his management to reinspect the area in question but not to comment at all to me on the findings. Upon inspection again his moister equipment kept having high readings of moisture which was evident by just touching the floor. The house had an existing water leak from the ground into a closet. The leak was not detected by Pillar to Post. A week later I called again to follow through with the inspection and what they were going to do to justify the problem and I was told they have procedures to follow and they would be in touch. The very next day I received a certified letter stating they were not liable and were not going to do a thing. All in all, dealing the P to P was a negative experience that gave me little security that my home problems were properly disclosed.
"The wording in this complaint is the same that [Member name removed] posted in his complaint. As stated by (removed member name), the leak was not visible until she removed the carpeting. We have pictures of the area at time of inspecting stating that we could not fully inspect the closet due to occupants belongings and we recommend that the area is inspected at time of walk through. Yes, we went back to the property and it was wet however it was not visible at time of inspection. As far as being able to predict the future function of items in the house, we can not. We give life expectancies however, we can not predict the serviceable life of any item in a house. If we could determine the future of items in a house, we would not be inspecting them and making a lot more money predicting the future."
I got this nice looking 1 inch binder with lots of pictures. Seemed official upon seeing it, but the content has no substance. It is mostly show. If you are not well versed with house inspection concerns, you might think you have a great report, but beware. I learned the hard way.

The inspector came out and appeared to go through the home, spending many hours looking at what they do.

The day I moved in, the water heater stopped working. The electrician I hired to come out showed me the electric panel of the home had insufficient breakers placed. Many of the breakers were replaced by the old homeowner and were not up to code specifications. This lead to the immediate breakdown of the water heating system.
The AC units leaked Freon and had to be repaired by myself the week I moved in. Subsequently one 5 ton unit had to be completely replaced. Again no mention or prediction in their report on the unit condition except they were working at the time the inspector passed through.
The house had an existing water leak from the ground into a closet. The leak was not detected by Pillar to Post. When I called to complain, I was told the company owner had to come out and look. Come out he did: with a negative, defensive attitude. When I ask what he intended to do to rectify the situation, he said flat out, "nothing." Nothing that is, unless I paid him more $.

Although only my impression and not fact, I believe they are "in cahoots" with Keyes to get the house passed.
"This is a false statement and the same exact wording is used on a review on June 15,2014 by [Member name removed]. The hot water heater was shut off at the disconnect by the sellers prior to closing and all they had to do is turn on the switch. We stated that the A/C is past its life expectancy and as for the leak, we stated clearly in the report that [Member name removed] needed to seal all exterior cracks which was the cause of water intrusion to the closet area. However, he decided to hire unlicensed contractors to install new flooring and they found out that the wall was leaking when they were installing the new flooring and we have a picture of the exterior wall system that we noted sealing to reduce water infiltration. At the time of reinspection, Tony an inspector with PTP and I, the owner, went to the house to verify everything and [Member name removed], who is the receptionist for [Member Name Removed] a dentist and cursed us out to the point that Tony and I left the house due to here profanity and actions at the house.[Member Name Removed] was not even present for the inspection or the reinspection for the complaint, [Member name removed] who booked the inspection handled it all."
